Boathouse Tiki Bar & Grill reopens

For Blaise Adams and David Barden, the reopening of the Boathouse Tiki Bar & Grill meant two things: some long-awaited breakfast favorites and the return of a weekday tradition.
Seated at a table on the deck overlooking the river where the Cape Coral Yacht Club pier previously dominated the waterfront, the two chatted with server Kayla Sallee, just one of the attentive crew who looked as happy as customers heralding the restaurant’s return following months of repairs in the wake of Hurricane Ian.
Adams ordered French toast, “as always.” Barden had the breakfast burrito.
“I just posted to Instagram,” Adams said when asked what he ordered Tuesday morning, the day after the grand reopening this week. “I put, ‘286 days we waited for breakfast.’ We come here every Tuesday.”
“We love it,” Barden said.

Cathy Zellers, a regular who has a family member among the returning staff, was also enjoying some breakfast as well as the unobstructed view offered at seats along the rail.
“It’s gorgeous,” she said of the effort to restore the open-air eatery, once featured on the Travel Channel’s “Food Paradise,” to its pre-storm glory.
She gazed out to where the pier, built by the city’s founders, stood for more than 60 years before storm surge from Hurricane Ian wreaked havoc along the Cape’s Gold Coast, flooding homes and scattering boats from docks and the Yacht Club’s marina slips like so many kiddy tub toys.
“It’s beautiful, but it’s sad to look at that,” Zellers said of the pier pilings and wreckage breaking the surface of the Caloosahatchee. “They did an awesome job fixing this up.”
Monday’s reopening was the best “first day” of which he’s ever been a part, said Boathouse General Manger Jay Collins, who added it took a lot of effort to get there.

Not only were there extensive repairs to be made to the building and restaurant’s sandy bit of beachfront, but a team to rebuild among returning and new staff members as well as some menu tweaks.
Perhaps the greatest challenge, though, may have been the location as the Yacht Club complex, with the exception of the leased restaurant site and some parking, remains closed.
Collins thanked the city for its efforts in helping get the business get back open.
“I’d classify it as a great success,” Collins said of the months-long effort to repair and re-open in the wake of the Sept. 28 Category 5 hurricane. “A few bumps along the way, but we did good.”
He was asked how much the effort cost.
“A lot,” he said. “It’s a big number, a lot of zeros.”
The city is looking at a big number as well, as officials have deemed the rest of the historic complex too costly to repair.
On June 14 the elected board voted 6-1 in favor of a resolution that states “Due to damage caused by Hurricane Ian to existing facilities at the Cape Coral Yacht Club, the City will be demolishing all existing structures and site features onsite.”
Council authorized $263,000 for additional design services for the “deconstructive preservation of the buildings” as well as for replacement design for the fuel tanks that service the marina and boaters that use park facilities.
According to the city website, “deconstructive preservation” means “the city plans to proceed with plans to deconstruct the Yacht Club Ball Room building while saving elements for reuse in the new facilities.”
Demolition is expected to begin in October.
Meanwhile, the still-closed Yacht Club Beach has a planned re-opening date of Aug. 31, pending state and federal permitting. The existing restrooms, two pavilions and the playground will be removed.
The public boat ramp, the marina and all other Yacht Club Community Park amenities will remain closed.

Go By Boat: Boathouse at Cape Coral Yacht Club offers sunsets, drinks, fuel for you, your boat
Southwest Florida features many restaurants that let you top off your stomach with a waterfront view, but few offer the opportunity to top off your boat's fuel tank as well. The Boathouse Tiki Bar & Grill at the Yacht Club Community Park in Cape Coral is the rare restaurant with a fuel dock.
"It's nice because people can come in for dinner and drinks and pick up fuel here," said dock attendant Paul Alexander. "It's a perfect location."

In addition to fuel (including diesel), the fuel dock store offers sunscreen, live and frozen bait, cold beverages and beer, T-shirts and hats. The nearby boat ramp and trailer parking in the park provides handy access for those boat owners who have to launch rather than arrive by boat.
Beyond the convenience of the fuel dock, The Boathouse and its location is a draw unto itself. The completely open-air restaurant catches the breeze under the thatched roof of a double chickee hut, with additional seating at umbrella-shaded tables and individual seats at the railing. Although the long railing table is a tad narrow, these seats feature the best views in the house of the beach and fishing pier. Sit with a drink and watch the tide flow, the fish jump and the clouds move across the sky. The restaurant provides one of the grandest vistas in the Cape for watching a sunset.
With space to tie up as many as 30 boats along the canal seawall, this is where the Cape comes to relax.
Also unusual for a waterfront tiki-themed restaurant, The Boathouse starts serving at 8 a.m. and has live musical entertainment twice daily all year round in the afternoon and evening.
"We’re a daytime boat kind of place," said Billy Salmons, general manager. "Our busier times are lunch, and we offer breakfast."
The well-rounded beer menu offers something for everybody from a canned beer guy to a microbrew aficionado. The cocktail menu features many drinks crafted with artisan spirits from the local Wicked Dolphin Distillery as well as labels such as Deep Eddy.
The menu leans heavily toward seafood prepared with a tropical flair. The Florida salad features a variety of fresh fruits, and your choice of seafoods can be added for an upcharge. The red beans are spiced with cumin and are quite tasty ladled over the restaurant's signature island rice with pineapple and peppers, which is a side that can hold its own even without the beans. A menu standout is the key lime pie on a stick. Its thick, fudgy dark chocolate coating complements the tart lime custard and crumb crust well.
"We're your one-stop shop when you're headed out on the water for the day," Salmons said.

Cape Coral set final site plan for the Yacht Club; timeline for renovations still shaky
Cape Coral City Council choose the final site plan for the Yacht Club, though the project is still at the mercy of permitting and has no set date.
The Cape Coral Yacht Club, which includes a yacht basin, tennis courts, a swimming pool, a ballroom, and a riverside beach, has served as a popular attraction and staple for the city since the 1960s but will soon undergo major renovations.
Here's what we know:
Changes to the Yacht Club site plan
James Pankonin with Kimley Horn, a consulting firm focusing on public and private developments, presented the information as a follow-up from a discussion in November.
There the council directed him to adjust the original renovation plans, which included a two-story community center, removing the tennis courts, and rearranging the area to accommodate a parking garage, a new restaurant, and a new resort-style pool.
The major updates based on previous comments now include:
•Realigned, curved entry into the park•Additional landscape buffering at the garage•Relocate the fountain to the park entry area•Shift the restroom on the beach to be more central•Maintain a walkable path connecting the beachfront•Prefer a longer pier and no restaurant at the pier•Resort pool with lap lane option•Provide a “quick snack” food option•Confirm parking counts per code based on uses
The proposed total parking at the yacht club includes 754 spaces: 596 for cars and boat trailers and 158 total boat slips.
There are currently 438 car parking spaces at the yacht club and 113 boat slips.
Pankonin said an additional proposed fourth level for the parking garage would provide an estimated 150 more parking spaces for a total of 904.
The new two-story community center would have 37,000 square feet and include a new ballroom, retail space, exterior balcony, storage and meeting space, and a multi-purpose hall.
Previous discussions said the project could cost up to $100 million.

Cape Coral Council OKs new design, wants fourth floor of parking
The council overwhelmingly favored the changes and new design, but they had some minor adjustments.
Councilmember Tom Hayden said some details still need to be worked out with the pool and fountain, but he likes the new designs.
He wanted to explore adjusting the length and lanes of the pool for competitive uses and find a way to make the fountain more visible to people entering and leaving the area.
Hayden favors adding a fourth parking floor to the garage.
"I think that's always going to be my biggest concern is to make sure that we have adequate parking and people are not hunting for space," Hayden said.
He said he still wants to see a room dedicated to the old Yacht Club.
Councilmember Bill Steinke asked about the pool lanes, and Hayden said he wanted to see eight lanes for competitions.
Steinke said he views the pool element more as a recreational amenity than competitive, so eight lanes is a bit much for him.
"You are not going to do competitive events in 25 meters, so I think expanding it a little bit for four lanes would be good," Steinke said.
New Councilmember Richard Carr said he also wanted to see a fourth level of parking, with parking spaces for the disabled taken into account.
Councilmember Dan Sheppard said he commends the work on the new design and is for it 100%.
"I believe this will be an extreme asset to our city, " Sheppard said.
He agrees with Stienke on the part of a recreational pool and wants to see a competitive pool elsewhere in the city.
Sheppards also wants the fourth floor of parking.
Mayor John Gunter sees the yacht club as a recreational facility and prefers a few lap lanes.
He also wants additional finger piers on the existing pier location.
"We want to make sure we maximize that access," Gunter said.
He also agrees with adding to parking.
"You'll probably be at capacity day one, so I would advocate for that fourth level," Gunter said.
Councilmembers Keith Long, Jessica Cosden, and Robert Welsh also agree with the fourth floor of parking.
Permitting woes could delay work to rebuild Yacht Club
Though the city is making headway in its vision for the Yacht Club, permitting creates uncertainty on when things can move forward.
Cape Coral is planning to demolish the main buildings at the yacht club, including the main ballroom building, the Tony Rotino Center, tennis courts, pool, and harbormaster.
Previously slated for demolition in late December/January, city officials anticipate getting under contract with a company for demolition within 30 days.
"Once under contract, the company will apply for permits with the City and begin demolition activities," said Cape Coral spokesperson Kaitlyn Mullen in an email statement.
Residents can use the beach while the demolition takes place.
Spokesperson Melissa Mickey confirms that no date is set on when demolition will begin.
Steinke asked about repairs to the boat launch to make it usable before demolition and groundbreaking starts.
City Manager Michael Ilczyszyn said they are waiting on permits from the Army Corps of Engineers.
He said the city will provide information on whether that will be beneficial in terms of time and resources, as they will need that space closed once demolition begins.
"So it's kinda like a crystal ball planning, so we can say go and repair the finger pier and say that we are going to open it, but then it's just time depended on the demolition permit and the Army Corps," Ilczyszyn said.
Ilczyszyn said if the city starts demolition within 30 days, it could take 60 to 90 days to complete, and he anticipates that by May, the city could have the permit necessary to start marine work.
Ilczyszyn could not answer if all the work at the yacht club could be finished within the next three to four years.
He also clarifies that after the demolition is over, there will be a period before construction can begin.
"We are still on two years for the site," Ilczyszyn said. "Now it's just how long does it take to design this and construct it?"

Cape Coral is a vibrant, sun-soaked haven of natural beauty, and Yacht Club Public Beach is its crown jewel. Found on the southern outskirts of the city limits, visitors are greeted with powdery white sand and a blissful wave-lapped shoreline that stretches for miles.
Yacht Club Beach, located on the Caloosahatchee River offers more than just breathtaking views – it’s also home to an array of activities and amenities that will make your visit even more enjoyable. From lounging in the sun on a beach chair or swing, to trying out some water sports such as jet skiing or paddle boarding, there’s something for everyone here! The beach also has facilities like changing rooms and restrooms, plus a restaurant called The Boathouse that makes for a great lunch spot if you don't want to bring a picnic lunch after a long morning on the sand. The Boathouse serves breakfast, lunch and dinner right at the beach. It's so nice to sit outside in the sun and see the views of Yacht Club Public Beach and the river. Live music is played on weekends.
Even though our beach is small, it's perfect for families, and we don't have problems with partying spring-breakers, which is nice during March and April.
There's plenty of soft white sand and sunshine to please everyone. The beach is only a 15-minute drive from most of the Cape and parking is free. Walk on the fishing pier, pack the beach toys, and bring a picnic to enjoy on the shoreline or a complete the day with a beautiful sunset and an evening of star-gazing.
When I homeschooled, we would whoop it up a bit ... we'd grab our books, bikinis, beach gear, and hit the sand!
Kids will love the shaded playground when taking a break from sand and swimming.
Yacht Club Public Beach Recreation
At Yacht Club Beach , the fun never ends. Apart from swimming and sunbathing, visitors can engage in various water sports, including kayaking, paddle boarding, and jet skiing. The beach also features volleyball courts, perfect for friendly matches under the sun. If you prefer a more laid-back experience, grab a book and relax under the shade of a palm tree, enjoying the gentle gulf breeze. The beach's amenities include restrooms, picnic areas, public boat ramp and convenient parking lot, ensuring a comfortable and enjoyable visit for all.
It's fun to go to the Sunset Celebration, which happens the first Wednesday of the month from 4-7PM or 5-8PM, depending on Daylight Savings, October - June.
You may be able to see hula dancers, fire eaters, and all kinds of musicians perform.

During the celebration, there's a nice craft show at the ballroom pavilion.
You'll find jewelry, clothing, food, herbs, plants, art, crafts, and gift items, or even tables set up by local businesses.

Cape Coral growth mushrooming. Here are 11 game-changing developments coming to the city.
Long-awaited developments including the much anticipated Seven Islands project are finally making headway in Cape Coral.
The 13th annual real estate show, Catch The Vision, showed a glimpse of the city's future developments, new housing, restaurants, and commercial projects.
Gloria Tate , event organizer and owner of Raso Realty, and Bill Johnson Jr., executive director at The Horizon Foundation, hosted the event Monday night.
Last year's program showcased the likes of Nor-Tech Hi-Performance Boats, Mellow Mushroom, and unveiled Red Fish Point.
Johnson said the event reflects the changing nature of Cape Coral itself as commercial projects become the main highlights.
"We're focusing more on bringing more commercial projects," Johnson said. "The ability for our residents to have all the amenities here in Cape Coral and not having to go across the bridge."
Cape Coral has a population of more than 200,000 and is estimated to get more than 100,000 new residents by 2050, for a total population of 318,503.
He's especially excited about the Seven Islands project, which he said will transform the city into a "whole destination."
"We will have a little something to do in each quadrant of the city," Johnson said. "Having amenities to where you can go downtown Cape Coral, but you don't have to anymore."

Seven Islands/Gulf Gateway Resort and Marina Village
Seven Islands, now renamed Gulf Gateway Resort and Marina Village, is a mixed-use waterfront development of 995 residential units, commercial and retail, a 240-room hotel, restaurants, a public marina, a community center, and more on 47 acres along Old Burnt Store Road North.
"Anyone who is living in that area already will have multiple different options to go visit, dining, events," said Peter Baytarian, founding and managing partner of Forest Development, which is a team of real estate development professionals. "It's going to be a real attraction."
Forest Development is the manager of Gulf Gateway Resort and Marina and will seek variances in their development, to deviate from standard zoning, for seawalls to ensure the protection of the mangroves in the area.
The project's designs are in the final development stages and are expected to go before the council within the next 30 to 60 days, then a planning and zoning meeting, and back before the council for approval.
"Even though their zoning doesn't work for the seawall, we went ahead and developed the plan, (the city) approved it, and we went into permitting," said Sam Bauer, senior vice president of development at Forest Development. "So we are really ahead of the game."
Work cannot begin until the permits from the Army Corps of Engineers and the Florida Department of Environmental Protection are approved, and the developers anticipate a groundbreaking between 1 year and 6 months to 2 years from now.
Cape Christian
Cory Demel, the lead pastor for Cape Christian, hosts the event but also announced an expansion.
"We here at Cape Christian are a microcosm of what's happening in Cape Coral in that we have growth problems, we are growing faster than what we know what to do with," Demel said. "You are never going to find a place that's free of problems, but I think you can agree that ours are good ones because they are growth problems.
The church will break ground on a 1,300-seat auditorium that will be used for weekend services, but also by schools, cities, and different organizations.
Demel said there's a deficit for large meeting spaces in the city, so he's excited that the entire city can benefit from this project.
Paraiso at North Cape Coral
Paraiso, or Paradise, at North Cape, is a commercial plaza offering executive offices, retail stores, and restaurants with a water lookout.
The 5-acre project will be in northeast Cape Coral at 2601 Del Prado Blvd. N.
"Passing by that area, we noticed that there was a lot of residential housing and not that many plazas," said Dario Peretti with The Silver Group, a home builder group. "We are trying to make this a paradise in that area."
It's described as modern and family-friendly and will help elevate the community in northeast Cape Coral.
It will be groundbreaking in the next few months, with a plan to finish within a year, possibly by 2025.
Victory Park
Victory Park , a 138-acre life science campus in northeast Cape Coral, will include a main medical office complex, hundreds of housing units, a hotel, and a multi-use path.
It is between Diplomat Parkway East, NE 24th Avenue, Littleton Road, and Corbett Road, next to the VA Clinic Cape Coral.
Blue Waters Development Group is in the permitting process as it waits to build a 126,000-square-foot medical office campus, 308 apartment units, 112 townhome units, and a 125-room Wyndham Garden hotel.
"This will be a class A medical office building, and the adjacency to the VA clinic is so crucial to this," said Frank Nader with Blue Water Development Group.
Pre-leasing for phase 1 is underway for the medical office building.
Civitas of Cape Coral is a 4.65-acre, affordable, workforce multifamily community with 96 units at 123 Civitas Court, near Pine Island Road.
Michael Allan, president of ReVital Development Group, said the first residential building will be completed in late April or early May.
"The rents are gonna range anywhere from the low side about $475 to just under $1,800 for a three-bedroom," Allan said. "There's different income brackets per unit."
The remaining two buildings will be completed shortly afterward with the full project being completed in late June or Early Jully.
Allan said the government at every level is involved in this project as it received $9.9 million from the CDGB disaster recovery fund, state-issued bonds for low-income housing tax credit, $1 million from Cape Coral, and $2 million from Lee County to offset the cost of construction.
Shops of Del Sol and Shops of Del Mar
Shops at Del Mar and Shops at Del Sol are multi-use shopping plazas by TLD Developers , a developer in Aventura Florida.
They will be at 1019-1027 SW Pine Island Road, between Chiquita Boulevard and Santa Barbara Boulevard in Cape Coral.
"Del Sol is a little bit larger with 70,000 square feet of retail space, and Del Mar with about 30,000," Said Gaston Lulinski with TLD Developers.
They will bring restaurants, retail, medical, and recognizable brands and shopping with a sleek and modern design.
Lulinski said stores will begin opening in June 2025 in Del Mar, and June 2026 in Del Sol.
Cape Coral Grove
Cape Coral Grove is a "town center" project bringing more than 1,234 multi-family apartment units, two public parks, a hotel, and parking spaces.
The 131-acre parcel is next to Bubba's Roadhouse on Pine Island Road and will be 767,000 square feet.
Jim Zboril, president of L&L Development Group, said he expects to start construction in the next 90 days.
"We are very close with the city getting our permits for infrastructure," Zboril said.
He said the project will offer retail, restaurants, and offices, with a fitness and bowling center planned.
A 35-acre parcel at Pine Island Road and Veterans Parkway will bring a three-phased project with a 120-unit hotel, freestanding restaurant, and 10,000 square feet of retail.
Additionally, 600 apartments are planned in two phases.
"We hope that the project is able to create dozens of high-paying jobs because we focus on the hotel," said Ana Daniela Rodriguez, development manager at Gilbane Development Company. "It's something that Cape Coral really needs, there's very few hotels with high occupancy. We see a lot of need for more hotel rooms in the market."
The first phase, the commercial component, the hotel, restaurant, and retail space, is planned to be under construction at the end of this year.
Lake Shadroe
White Stone Developments, a Cape Coral-based real estate developer, is developing a 48-unit Airbnb vacation resort for the growing northwest part of Cape Coral.
"We are going to have amazing sunset views out over the water," Robert Knight, founder and CEO of White Stone. "We are just looking forward to adding a little bit to Cape Coral, to putting Cape Coral on the map for tourism."
The site is surrounded by residential areas and next to the city's Burnt Store Boat Ramp, a 4.5-acre boat launch facility that provides access to the North West Spreader canal.
Other amenities would include a waterfront restaurant, a gourmet café, a marina, a spa, and a cigar bar.
Plans for a mini marina will include 12 boat slips that will be rented out and reserved for different water-based activities like fishing and kayaking.
Knight said they are looking to break ground in May with a 16- to 18-month construction cycle for a late 2025 or early 2026 completion.
Lee Health and Bimini Square
CEO of Lee Health Dr. Larry Antonucci said the organization plans to invest more than $150 million in Cape Coral over the next few years.
"We are facing unprecedented growth here and as a result, we want to continue to grow to grow with the community as we have since 1996 when Cape Coral Hospital became part of the Lee Health family," Antonucci said.
Antonucci spoke on several plans for Cape Coral Hospital including adding fast-track rooms and observation beds to the emergency department, supplying more beds to have 34 beds in intensive care units, and the expansion of the dialysis program.
He also spoke on the shortage of providers saying that the recently begun internal medicine residency program at Cape Coral Hospital will bring 36 residents working and potentially staying there after the program ends.
"What we've learned is that about half of the doctors will stay where they do their residency training," Antonucci said. "We hope to retain many of those."
He also said he was excited about Bimini Square, which broke ground in October and will bring 47,000 square feet of medical space.
Bimini Square is a mixed-used development west of Four Freedoms Park that will include luxury apartments, a Deep Lagoon waterfront restaurant, and shops on three sites south of Cape Coral Parkway and west of Sunset Court.
The project consists of 13 parcels with five-story buildings on nearly 6 acre and includes a 25-slip transient boat dock, a parking garage, 500 spaces, and a commercial parking lot for the restaurant.
Medical office space compromises about 95% of the street floor frontage along Cape Coral Parkway.
"When we analyzed where the need was for outpatient ambulatory care, that lit up as the number one location," Antonucci said.
Lee Health is also planning a care center facility akin to the one at Coconut Point on Pine Island Road that would include an emergency department, physicians' offices, testing, a pharmacy, a lab, outpatient, surgery, and an observation area.
Additionally, a 13-acre parcel on Veterans Parkway will be developed into a comprehensive outpatient facility in the next few years.
The $103 million mixed-use project broke ground on Aug. 23, 2022, in downtown Cape Coral and will welcome its first resident in late summer.
The 3.9-acre site will have 19,000 square feet of retail, commercial, and office uses on the first floor, four restaurants, 327 luxury residential units, and a 611-space parking garage, with two floors reserved for the public.
