A yacht is really just a luxury floating home . When you’re talking 70 feet and larger, they’re a lot nicer than my house. As you’ll see in the luxury yacht interiors below, the quality and aesthetics are simply gorgeous. And we merely feature a small handful of such boats. There are thousands and thousands of these worldwide.

We kick off our yacht interiors gallery with the stateroom. When it comes to the primary bedroom on these boats, no expense is spared. They are large, comfortable and stunning in design. These bedrooms are bigger than our primary bedroom.

Yacht Guest Bedrooms (2 Beds)

Many guest bedrooms on a yacht have two beds so that it can accommodate more people. However, they are, as you’ll see below, still very, very luxurious. These are certainly cozy sleeping quarters.

Salon and Dinette Photos

My favorite room on the boat is the salon and/or dinette area. In many cases, the dinette doubles as the living room. Mega yachts have dedicated salons and dining areas. I love these superb lounge designs below in the cabin as well as the upper lounge areas.

I must admit that kitchens on these super yachts are fairly small. I guess the cooking is done by the staff and yacht owners prefer to have more space for bedrooms, deck space and lounge space. That makes sense given there really is limited space. Nevertheless, these kitchens are gorgeous and the yacht designers certainly didn’t skimp with respect to quality.

Most boats dedicate very little space to bathrooms. Not these. The primary bathrooms below are incredible. The smaller bathrooms are guest bathrooms. These luxury yachts are so large and spacious that even the bathrooms are both beautiful and comfortable to use.

14 Floating Homes That Make a Strong Case For Waterfront Living

When working with the inherent limitations of a house on water—and there are many—thoughtfully designed interiors that help maintain buoyancy, waterproofing measures, and innovative construction methods are a must. In the cases below, the results are beautiful, modern homes that offer a taste of the aquatic lifestyle.

1. A Floating Home in Copenhagen, Denmark

This space-conscious floating home has a symmetrical silhouette, larch-wood shutters, and a black facade made of roofing felt—and a simple, Scandinavian design that lies within. 

Bobbing amid midcentury houses on stilts in a secluded part of Copenhagen Harbor, Lisbeth Juul and Laust Nørgaard’s compact floating home cuts a dramatically modern profile. The 860-square-foot home, which the residents designed and built themselves, is the culmination of 25 joy-filled years on houseboats, and three less comfortable ones on land.

2. Lake Union Floating Home in Seattle, Washington

This floating home by Atelier Drome features a wraparound Ipe deck that is accessible from every room. The building is clad in horizontal cedar siding that adds style and warmth to the structure sitting on Lake Union. A cedar slat screen provides privacy from the dock.

The homeowners personally sourced logs from Western Washington that would provide a buoyant foundation. Since the home would have a limited footprint, Atelier Drome had to make space efficiency a top priority.

3. A Renovated Houseboat in Australia

While researching houseboat design, Harry and her team "found Australian houseboats [to be] notoriously dark and heavy spaces." Instead, they turned to the houseboat's setting on the Murray River for inspiration, combining a color palette of mint green, white, caramel, and driftwood. 

For this houseboat's renovation, led by Kate Harry of the Adelaide–based interiors firm Fabrikate, function was critical. Harry started with careful spatial planning of the 46 square meters, or 495 square feet, which included the captain's driving area.

4.  A Modern Danish Houseboat in Copenhagen

The ship-like floating home comprises a two-story cuboid sitting atop a V-shaped platform that resembles the hull of a boat. Its gangway-style external staircases add to the nautical look, as does the chimney of the wood-burning stove, which pops out of the roof terrace to recall the funnel of a ship.

Designed and created by its owners in 2005, this modern houseboat features tantalizing amenities, including a central heating system, a contemporary kitchen and bathroom, and a wood-burning stove in the living room. 

5. A Floating Prefab Houseboat in Prague

The curved roof, a play off the hull of a ship, was inspired by a previous Atelier SAD home project in the Czech town of Liberec. Jerry Koza, along with engineer Tomas Kalhous and architect Adam Jirkal, spent years finding the right location and obtaining permissions. After the rigid approval process, they’re finally able to showcase the flexibility of the concept, which can range from a one-person dwelling to a family-sized float with a 1,076-square-foot floor plan and a 538-square-foot terrace. 

A C-Frame catamaran currently docked in Prague’s Holesovice neighborhood, Port X is a modular living concept. Prague’s Atelier SAD collaborated with a company that develops sailing boats to fabricate its curved exterior. While images of the fully wired home on the water make for great photo ops, Port X is a home built for both land and sea.

6. A Two-Level Houseboat on a Budget in Amsterdam

Named the Tatami House, the houseboat resembles the size and layout of traditional Japanese tatami rooms. "We used the tatami as a grid for the house," explains Julius Taminiau, referring to how tatami—a rectangular straw mat typically measuring 35 by 70 inches—dictates the size and proportion of traditional Japanese spaces.

When architect Julius Taminiau decided to move his family of four from a small flat in central Amsterdam into a two-story houseboat of his own making, he knew he would have to get creative on a relatively tight budget. Following the mindset of "less is more," Julius drew inspiration from Japanese culture and architecture to build a minimalist floating house with well-proportioned rooms and a spacious feel.

7. A Converted Scandinavian Barge in London

In the Poplar Dock Marina of London sits a 1924 barge that has been transformed into Beecliffe, a contemporary floating home with simple, sophisticated interiors.

Recently converted for domestic use, the historic Humber Keel cargo boat now contains two bedrooms, two baths, open living space, and terrace views. The open plan at the center provides spacious living and dining quarters with a modern galley kitchen. 

8. An Energy-Conscious Floating Home in Sausalito, California

Amid the motley of architectural styles, from nautically inspired to shingled country cabin, Herbie Schlaepfer and Barbara Haeusermann's newly built, 2,894-square-foot home is like a palate cleanser for the eyes. One zinc cube cantilevers off the other, with great walls of glass that slide open and disappear.

"It’s actually a very clever approach to the site," says Daniel Hunter, who as architect of record designed the interior and worked in tandem with Christof Glaus of Stücheli Architekten to facilitate the design review, neighborhood approvals, and compatibility with local codes. "It gives them what most people residing here don’t have—a large living area above-deck, with ample outside space and plenty of privacy."

9. Floating House in Georgian Bay, Ontario

The relatively simple construction incorporates clever sustainable design: a two-level wood roof structure keeps the sun’s heat away from the interior, and small windows at either end facilitate powerful cross-ventilation. It’s natural air-conditioning, and it works beautifully.

Floating House by Lloyd Architects is the summer headquarters for a Cincinnati couple despite its modest 1,250 square feet of indoor space. Downstairs are a boat slip, storage, and sauna; upstairs there are two bedrooms (the kids have bunkbeds), an office, and a galley area, with dramatic views from parallel windows.

10. A  Sustainable Home in Seattle, Washington

Sustainability reigns supreme throughout Houseboat H's design and construction, and the sheer number of features is staggering. The walls and the roof are designed with maximum insulation thicknesses and minimum air leakage. The exterior materials have been chosen for minimum maintenance and maximum durability. Unlike traditional houseboats, there is no wood cladding on the exterior to insure against corrosion and weathering.

Architect Michelle Lanker and her husband Bill Bloxom designed their floating house around one fundamental concept: What if new structures could improve and enrich the environment? With sustainability driving every decision, the couple collaborated with a team to build a truly sustainable, beautiful home that extends the shoreline habitat instead of taking away from it. 

11. A Loft on Water in San Francisco, California

The sculptural, loft-like home ingeniously connects to its site. Inspired by the area’s industrial past, its sawtooth roof and sweeping views define and maximize space, while its door, staircase, and kitchen reference the Golden Gate Bridge with their orange hue. A trio of decks help the three-floor, two-bedroom home embrace life on the water. Oversized warehouse-style windows allow reflections of the water to constantly ripple across the ceiling. 

"By creating high ceilings with large windows, the feeling is all about space and light," says architect Robert Nebolon, principal of Berkeley firm Robert Nebolon Architects. The 2,100-square-foot floating house was built on land in six months before settling into its final location in Mission Creek.

12. A Renovated Boathouse in Seattle, Washington

The floor-to-ceiling windows at either end of a Seattle boathouse allow light to stream through the entire 1,000-square-foot space.

Ninebark Design Build and Dyna Contracting salvaged as many components as they could from the original structure, including the turn-of-the-century cedar floats that buoy the home from below­—one of the 60-foot-long logs was milled and turned into interior finishes. On the exterior, they opted for salvaged Cor-Ten steel and cedar, both of which will age well in the notoriously rainy northwestern climate.

13. A Solar-Powered Houseboat

The dwelling is raised on three marine-grade, aluminum-alloy flotation tubes, each with five sealed compartments for extra safety.

When avid outdoorsman Richard Daigneault set out to create the ultimate, compact houseboat, his masterful woodworking skills and eco-friendly ethos produced a floating home so coveted that he launched a company to meet demand for his amphibious dwelling—with a starting price of $79,000 CAD (approximately $61,000 USD).

Developed by his Quebec–based company daigno, the handsomely crafted Le Koroc boathouse spans 26 feet in length and 8.5 feet in width with a 110-square-foot cabin that opens up to a spacious outdoor patio.

14. A Modern Houseboat in Berlin, Germany

Measuring approximately 646 square feet with minimalist interiors designed by Chris Laugsch, the home is furnished with sleek custom-made pieces that don’t distract from the property's views.

How to Build an Amazing Boathouse

Your boat is an important part of your life — keep it safe and easily accessible by adding a boathouse to your waterfront property. A boathouse offers secure long-term storage for your boat, but it’s also a great place to host events, enjoy the water or repurpose into a vacation retreat.

What Is a Boathouse?

A boathouse is a structure built on top of the water, near a shoreline, that houses boats inside or underneath.

Most boathouses are designed to accommodate incoming boat traffic from the water and use boat ports and launches to lift and store vessels when they are not being used. Boathouses always have a roof, but sides are optional. Some property owners choose to fully enclose their boathouse and create a residential-like property, while others prefer a simple pavilion design to keep costs low.

Historically, boathouses were home to wealthy residents who craved waterfront living, but they grew more popular as rowing teams and boating clubs began using them to house their boats and hold meetings. One of the most famous examples is Boathouse Row, a series of boathouses that still light up Schuylkill River in Philadelphia.

Boathouse Row began as wealthy housing, but the nearby dam created such calm waters that mosquitos and other pests drew homeowners away. By  the mid-1800s , many of the boathouses went through extensive renovation. They are currently a part of the Schuylkill Navy, one of the oldest athletic bodies in America, and they use the properties to host numerous prestigious rowing races and events.

Though still favored by clubs and teams, boathouses are far more accessible today. Many waterfront property owners, boaters and marinas use boathouses for short-term and long-term storage on rivers, lakes and ocean shores. Part of the appeal is that you can design your boathouse to be as intricate and luxurious or as simple and budget-friendly as you want.

They may sound similar, but a boathouse and a houseboat are structurally different and serve separate purposes. While a boathouse is a permanent, standing structure built on the shoreline to shelter boats, a houseboat is a boat that has been partially or fully remodeled to accommodate full-time living.

Most houseboats still function as fully operational boats. Residents moor at different residentially-friendly marinas and travel to different coasts, living, sleeping, cooking and relaxing from the boat’s cabin. A boathouse floats on the water, but it does not move. Many people would be unable to distinguish some boathouses from regular waterfront homes or marinas.

In many ways, a boathouse is an extension of your existing docking system. Instead of mooring your boat at the dock , you can store it in a covered shelter that also doubles as picturesque waterfront property, with recreational opportunities, storage or residential quarters.

Access to Water Recreation

A boathouse provides convenient access to the water and all the recreational opportunities that come with waterfront living. Optimize your boathouse to be the ultimate vacation escape or event venue for friends and family, or turn it into a fishing destination.

You can use your boathouse to store more than your motorboat or fishing vessel — add additional space for kayak, canoe and personal watercraft (PWC) launches.

Store and Protect Your Boat

Boathouses offer a customizable, permanent and long-term storage solution for your boat without the costly ongoing slip fees. Because you can tailor your design to suit your concerns and needs, you get better peace of mind, knowing your boat is under the best protection possible and never too far from home.

• Sun damage: Constant sun exposure will fade your boat’s paint, graphics and upholstery, and may even melt items left onboard. Sheltered boathouses offer constant shade and cooler temperatures.
• Environmental conditions:  Strong wind, hail, rain, snow, ice and even pests and marine life threaten to damage, flood or carry your boat away from shore. By mooring it in a permanent, fixed structure, you know it’s safe from the elements.
• Debris and impact:  Impact from floating debris and docks is a common cause of boat damage, especially if your boat becomes untethered. Enclosing your boathouse ensures nothing will get in or out.
• Theft:  Boathouses can also help you control access and protect your property from theft and unwanted entry — and with more than  4,200 boat thefts  reported in 2019, the added peace of mind is worth it.

Work with an architect or engineer to ensure you meet all building requirements for a primary dwelling.

You could also supplement the cost of constructing and maintaining your boathouse by renting it on vacation rental sites, like Airbnb, where legal and permitted. Airbnb hosts make an average of  $924 a month , and you could easily entice visitors by adding extra water recreation and comfortable amenities.

Use your boathouse to store all your boating and marine supplies for safe and convenient access, including:

• Tools and equipment
• Oil and fuel
• Replacement parts
• Personal flotation devices (PFDs)
• Fishing gear
• Cleaning supplies
• Anchor and rope
• Mooring line
• Removable furniture
• Covers and tie-downs
• Portable grills
• Towables and skis

Add Value to Your Property

If you’re interested in selling your property and are seeking ways to  stand out from the crowd , a boathouse can be just what you need to attract potential buyers.

A boathouse can add value to your waterfront property and boost curb appeal, especially if you design it with colors and materials that complement other buildings on the property.

Buyers are drawn to the privacy and convenience that comes with a fully operational boathouse. As of 2018, the  sale price premium  of waterfront homes was 35%, and the total estimated value of waterfront homes was $134 billion. Property with unobstructed views can increase by as much as 80%, while partially obstructed views can still boost your sale price by  as much as 30% .

The total cost of your boathouse project varies widely depending on a combination of factors. If you’re renovating or “grandfathering” an existing boathouse to meet today’s codes and compliance requirements, it will likely be more affordable than starting a construction project from scratch.

Additional factors to consider include:

• Size of the boathouse
• Permit fees and necessary adjustments for compliance
• Site planning
• Water testing
• Building materials
• Construction labor
• Engineer consultations
• Architect design
• Furniture, decorations and amenities
• Homeowners association (HOA) fees
• Property tax
• Ongoing maintenance and repairs
• Paint and stains
• Layout and design
• Boat ports and launches
• Connecting docks and gangways

Work with professionals to create a project estimate before you start construction, or talk to neighbors and fellow boaters to get a rough idea of how much their boathouse cost on a similar property.

Building a boathouse is a significant investment that takes considerable time and resources. Consider the following as you plan your design:

• Account for the sun :  If you’re adding a residential level, orient the home to absorb as much heat and light as you need to manage indoor temperatures and light. Windows and common rooms should face south, whenever possible, to absorb winter warmth.
• Focus on the view:  Design your boathouse with the view in mind, especially if you plan to use it as a vacation rental, residence or event venue. Incorporate a comfortable indoor and outdoor living area that takes advantage of the waterfront.
• Connect it to land:  Consider how you will connect your boathouse to land — will part of the house be directly attached to the land via stairs or sidewalks, or will you connect it to shore  via gangways  and  floating docks ?
• Make it accessible:  Make your boathouse accessible for all with features like the EZ Dock  EZ Launch® System , guardrails and ramps.
• Add more features:  Pack your boathouse full of features and amenities to entice visitors or to create your personal oasis on the water. Consider outdoor furniture and lighting, outdoor heaters, a game room, a breakfast nook with a view of the sunrise, convenient boat, kayak and canoe launches and swimming platforms .

Your engineer, architect and contracting company will provide you with a list of necessary materials and equipment, depending on the scope of your project. Some boathouse materials you might need include:

• Building materials:  Many boathouses are constructed out of chemically-treated wood or composite wood, but be careful to avoid hazardous chemicals that could leak into the water and damage the ecosystem. You should also take special considerations if you’re building in saltwater, as the material needs to be resistant to salt corrosion.
• Pilings:  You may need materials for wood or metal pilings if you’re building in deep water or the floor of the river, lake or ocean is too loose without them. Size your pilings according to water depth and floor conditions — shallow water or firm floors will need shorter pilings than deep water or water with stony or sandy floors.
• Fasteners:  All fasteners and hardware should be made out of noncorrosive galvanized metal or durable rubber.
• Heavy equipment:  Some projects may require heavy equipment, like pile drivers, to install pilings and work beneath the water’s surface.
• Work platforms:  Laborers may need to use an  equipment barge  or  floating work platform  to complete the project from the water and hold heavy equipment and tools.
• Boat ports:  Boat ports, like the  EZ BoatPort® , provide a convenient drive-on, drive-off platform for easy docking.
• Boat lifts:  EZ Dock boat lifts  use air-assisted pumps to lift your vessel completely out of the water to keep it dry and free from algae growth or intrusive marine animals.
• Docks and gangways:  Install floating docks around your boathouse to create a full docking system that accommodates as many vessel types and sizes as you want, and use gangways to attach your docks to land.

Working with a professional engineer, architect and construction company is the best way to build your boathouse since shoreline construction projects come with several environmental regulations and building restrictions. Shop around for the best quotes and ask for references from experienced companies to see other boathouses they have done before getting started.

1. Choose the Location and Design

Many places have strict regulations for shoreline construction projects because they can worsen shoreline erosion and be detrimental to marine ecosystems if not done correctly. Consider conducting formal water tests and consulting a professional site planner who can analyze the long-term effects of your boathouse on the shore and account for any predicted changes in water levels. You also want to test that the water is safe and nontoxic in your chosen area if building somewhere new.

Never excavate or otherwise alter the land without consulting your local environmental or building officials. If you share a lake or shoreline with neighbors or public spaces, be careful not to obstruct their use or view of the water in any way. Consider water depth before you choose your building site — it must be deep enough at all times to drive your boat in and out, regardless of tide. Your boathouse and accompanying docks should be careful not to impede the natural water flow beneath the surface and around pilings.

Local building ordinances may also specify whether your boathouse can be placed parallel or perpendicular to the shore.

2. Get Permits and Approval

Once you know where you want to build, it’s time to seek approval and permits. Most permits will require formal site plans and may request compliance tests. Be prepared to pay additional fees and meet regulations for building permits, HOAs and environmental agency approval.

3. Gather Materials

Gather all materials per your formal site and building plans. While your contractor will give you an estimated cost for the materials, be aware that this could change if you encounter any issues or building concerns throughout the process. Invest in higher quality building materials so your boathouse and supporting structures will last longer and require minimal repairs. While nontoxic treated lumber is a popular choice for its cost-efficiency, composite wood requires less upkeep and cleaning.

Polyethylene is the best choice for the floating docks surrounding and attached to your boathouse because they are highly durable and require very little upkeep. All EZ Dock floating docks and gangways are made with polyethylene filled with airtight chambers that allow them to float on the water, even on fluctuating water levels.

4. Begin Construction

Once you’ve secured your materials, the marine construction crew will get to work on your boathouse by:

• Building the foundation:  Your boathouse’s foundation can be a sturdy dock, a solid wooden crib, pilings or a combination of the three. The site engineer will account for the type of material on the water’s floor, like hard clay or loose sand, as well as your project’s estimated weight and impact. Floating boathouses require buoyancy features in the design but are the least invasive to your surrounding environment. Some crib designs have small, open spaces that welcome marine life to build shelter there. Your crib foundation might be designed as a “false bottom” to further minimize impact.
• Assembling the house:  Once the foundation is complete, the contractors will begin building the rest of your boathouse, per your design. If you’re going for a pavilion-style boathouse without enclosed walls, this will be a brief part of the process. If you’re designing an entirely enclosed space, complete with residential quarters, expect it to take longer and cost more.
• Adding the roof:  Determine the best shape roof for your materials and needs. Hip roofs have four sides with a peak and are ideal in windy areas, while gabled roofs with rafters that form a peak in the middle are better for open boathouse designs in low-wind regions. Flat roofs are usually not recommended because they cannot accommodate moisture and weight in the same way that hip and gable designs can. Corrugated metal is a common choice for boathouse roofing, but many materials may be suitable, depending on your budget and environmental needs.

If you’re handling your boathouse project alone, remember to abide by all shoreline building requirements, or you risk fines and irreversible damage to your waterfront property.

5. Furnish and Complete

Once construction is finished, it’s time to personalize your boathouse with things like:

• Accommodations:  If you’re using your boathouse as a residence or vacation house, don’t forget to allocate space in your budget and layout for the kitchen, bathroom and bedroom, including plumbing and water heating. If space allows it, add built-in shelves and storage closets to optimize your square footage.
• Decorations:  Paint and stain the inside and outside of your boathouse to complement other parts of your waterfront property, like your home or nearby marina. Add personalized fixtures to all doors and cabinets, and include curtains or rugs to add more warmth to the place.
• Furniture:  Invest in indoor and outdoor furniture for your boathouse. Outdoor furniture includes benches, picnic tables, patio furniture and lounging chairs. The indoor furniture you need depends on how you plan to use the extra space, but start with some comfortable chairs, a sofa and a bed if someone will be sleeping there. • Utilities:  Hook your boathouse up to utilities, like water and electricity or solar power, and schedule professional HVAC installation if you want a climate-controlled boathouse. Optional utilities include phone lines, internet lines, satellite television and security systems.
• Necessities:  Enclosed boathouses need lighting, flooring and adequate insulation. Consider adding windows and window treatments to let in natural light and control the temperature.

Breathtaking Boathouses You’ll Want To Live In

We wouldn’t blame you for wanting to take up full-time residence in these luxe boathouses. They are lavished with elevated design and amenities like full kitchens, bathrooms and best of all, tranquil bedrooms. Falling asleep to the sound of the waves underneath is just an added bonus.

This Muskoka boathouse is designed to echo the main cottage. A covered cabana provides shelter so the dock can be enjoyed in rain or shine.

Designer Anne Hepfer layered the main living space on the upper level with white furniture and woven pieces. Lighting casts a discreet glow at night.

A quintet of pendants offers a playful moment over the island while caned stools and a rope-framed mirror are a beachy note.

In a covered area downstairs, striped upholstery, nickel lanterns and a porthole-style mirror add nautical flair.

A row of anchor-shaped hooks hold towels, making them easy to grab before jumping in a boat for a lake excursion.

The downstair bar has a pass-through with pocket windows for serving snacks and refreshments to guests outside. The porcelain tile is weatherproof.

With its soaring rafters and walkout deck, this breezy Muskoka boathouse could masquerade as a whitewashed beach house (right down to the supersized white sofas and beadboard). The main house is set back from the shores of Lake Rosseau, up a steep set of stairs and obscured by pine trees.

Designer Anne Hepfer chose blue and white upholstery for the dockside seating area, mixing tones and prints to create interest and depth.“If colors start to match too much, the whole scheme falls flat.” The two-storey boathouse optimizes its waterfront perch with a wraparound balcony and dock-level seating.

In the living room, Anne used the location on the shores of Lake Rosseau as inspiration for the color palette. In 2017, she used pops of watery blue to invigorate the boathouse’s white envelope. Back-to-back sofas provide ample seating, while an open-concept floor plan maximizes natural light and boasts uninterrupted views of the lake.

In this breakfast nook, a fresh striped banquette matches the waves outside.

The boathouse’s main rooms were updated with new windows and doors, and light oak floors. Anne created a custom banquette for the bay window and covered it in a durable outdoor fabric.

A pair of polished-nickel task lights mounted on either side of the island are the stars of the kitchen, and are a subtle nod to outdoor dock lighting.

Bookcases lined with pale blue grasscloth bookend the living room window’s leafy vista. The sand-toned rubberized rug resembles sisal but won’t stain or show dirt, making it ideal for carefree cottage living.

A pastel palette in this boathouse’s principal bedroom encourages guests to unwind and recharge — and soak in the panoramic view. “At dusk and dawn, you get purply hues in the sky that reflects on the water,” says Anne.

Twin beds with built-in storage underneath steal the show in the smaller bedroom. “You want your guests to have an element of surprise,” says Anne. “This makes them feel special and excited about the space they’re going to stay in.”

This Muskoka boathouse serves as a fully-equipped guest house as well as a double slip, reminiscent of boathouses from a bygone era. Designed by Cory DeFrancisco of Muskoka Living , it’s lavished with classic nautical architectural details, from the cedar shake roof to the arched French doors and oculus windows.

A diamond-painted deck adds interest and makes the space feel almost as polished as the graceful wood boats moored within. Screen doors lead into the adjacent living area.

Comfy seating makes it easy to enjoy the view from the living room. Board and batten panelled walls are a classic nautical treatment, accented by a model sailboat and rope-embellished pillows. Black hardware pops against the room’s white palette.

A generous deck and substantial Craftsman style columns lead to the second floor.

Large French doors can be thrown open to take full advantage of the water’s proximity and lake breezes.

This two-bedroom boathouse, designed by Jennifer Worts , is distinguished by graceful windows and a lake-blue exterior paint. The wraparound deck gives barbecues and weekend sunbathing a cruise-ship vibe.

A pretty cupola and stone fireplace top Tom and Suzanne White’s buttercream confection of a boathouse. The “Muskoka Victorian” architectural style is defined by substantial window casings, wraparound porches, and bay windows.

The rough-hewn pine siding is in keeping with a traditional Muskoka look. A granite path leads from the cottage to the boathouse, which has an east-facing wraparound deck and a swimming dock below.

Designer Elizabeth de Jong based the watery palette of the living room (complete with fireplace) on the ottoman’s upholstery.

The glass cupola on the top floor draws natural light into the space. Oculus windows are flanked by sailboats to underscore the nautical flavor. A window seat is ideal for appreciating the lakeside view.

A cozy sleeping area is nestled at the bottom of the T-shaped layout. A vaulted 12-foot ceiling, tongue-and-groove panelling and exposed painted beams lend character.

In the bathroom, a pine floor breaks up the creamy white space. A tasseled valance reflects the well considered design details of these lakefront living quarters.

On his boathouse, Cory DeFrancisco captures the quaint charm of the area with a collection of paddles, a sliding barn-style door and full flower boxes for color.

Designer Michelle Lloyd Bermann of Lloyd Ralphs Design and her husband, painter David Bermann, raised the structure of their Lake Simcoe boathouse 3 feet to accommodate his sails and boards. French doors were installed on the lower level and inexpensive stock sliding doors were added to the top floor.

Hinged french doors open out to the dock. Built-in storage boxes that double as benches are functional additions, and art dresses up the utilitarian space.

Hotel-style loungers and tray tables make this dock an even more hospitable spot to hang.

In the narrow, upper level bedroom, Michelle installed floating ledges flanking the bed and painted the antique French sconces white. “I don’t want to take decorating too seriously up here. It’s all about mixing things that are precious and simple with things that are rough and unexpected.” Raffia cushions give the space a distinctly tropical vibe that’s reminiscent of St. Bart’s, one of the designer’s favorite destinations.

Tucked at the bottom of a dramatic hillside, the boathouse belonging to David and Heather Beaton of Studio b seems to sprout from the rock itself.

David’s collection of new and vintage boats includes this 1928 Hacker-Craft. Contrasting trim accents the boathouse’s large windows and distinctive muntins.

Don Tapscott’s log cabin-style boathouse is topped by a large deck with a built-in stereo system, and seats two for sunset cocktails, or 90 for dinner and dancing.

An inky-green exterior paint makes this Muskoka boathouse seemingly melt into the trees behind it.

Designers Christine Ralphs (right) and Michelle Lloyd of Lloyd Ralphs Design dressed up this sunny two-bedroom boathouse with an all-weather rug, as well as ample Muskoka chairs, throws, and a basket of towels.

The completely open structure is made up of pressure treated cedar and galvanized steel to create a rust and rot resistant structure that can stand up to the great outdoors. There are several different communal areas across the two floors. The top has a small awning for those that want to avoid the water but want the protection of a roof.

This boat house design is clearly the most extravagant of the list. This elliptical shaped structure is built into a natural bend in the Colorado River and features its own personal water feature. Not only does the modern structure have several different areas depending upon your interests, but it also has an indoor area to shield against rain and cold nights. The grand curved staircase on the back of the boat house connects the two levels.

This boat house design is a simple structure with elegant accents. The exterior roof supports allow it to extend to create a deck to relax on and enjoy the lake. Having things your way never seems to happen often enough.

At Twin Anchors we custom build from the hull up; accommodating your every wish and whim is our pleasure. We have provided a few examples of floor plans we have designed and built.

As a custom houseboat builder Twin Anchors Marine doesn’t really have any “standard” models but we do have several boats that have become very popular and are thereby recognized as “standard”. In most cases these have been developed in conjunction with one of the many charter companies that we have the privilege of building boats for. From these “standard” models many interesting cabin floorplan and bridgedeck variations have been developed for private boats. Regulations regarding “footprint” are in effect on many lakes in North America and so many of our boats have evolved around these limitations. Some of these footprints are:

• 10’6” beam – The widest width on most highways that does not require a pilot car. We have developed the 3510 TrailCruiser to fill this need.
• 31’ length and 12’ beam – this size does not require a permit on Shasta Lake. The 3112 CampCruiser was developed to comply with this regulation.
• 56’ length and 15’ beam – the maximum footprint on many Northern California Lakes. We have developed several models that comply with this regulation.

Other sizes from 60’ to 75’ have been developed over the years as the demand for larger and more luxurious boats has developed.

Remember, there is no additional cost for a custom floor plan. so have fun mixing and matching from these examples or creating your own unique design.

This Oyster 565 is borne from 43 years of experience building over 120 Oyster 56 and Oyster 575 blue water sailing yachts. From long-distance liveaboard sailing to coastal family cruising, the Oyster 565 makes it all possible. What’s more, with contemporary interiors that can be modified to suit you, you’ll have your pick of joinery, leathers and fabrics to become your on-the-water home. OYSTER 565 EXTERIOR

We understand our owners’ visions to create to perfect yacht. That’s why the Oyster 565 can be built with a variety of different rig configurations and two possible deck plans.

A standard Oyster 565 sail plan for short-handed sailing includes in-mast furling and 105% blade headsail, allowing for easy manoeuvring and sail-handling wherever you are in the world, from relaxed cruising to a global circumnavigation, such as in the  Oyster World Rally .

There is also the option to configure the yacht with a ‘sports pack’ for performance cruising, optimising your Oyster 565 for fast long-distance cruising or sailing events such as the Oyster Regatta.

Keel Options

The Oyster 565’s twin rudder hull form can be combined with a supershoal centreboard for safe shallow-water sailing.

There is an also option for an extended transom which provides large and open aft-deck space for entertaining. This also creates greater storage space ideal for long-distance blue water sailing.

The sailing yacht design of the Oyster 565 can also be customised with a large hydraulic bathing platform, providing quick and easy access to the water when the yacht is at anchor.

Layout 1 - Master Cabin Aft

Our traditional layout positions the master cabin aft, with the two guest cabins forward and a utility cabin which can be lengthened to include an additional berth.

In addition to the midship Seascape windows, which come as standard on all of our G6 range, you can choose to add Seascape windows into the master cabin.

Layout 2 - Master Cabin Forward

The Oyster 565 can be configured with the master cabin forward - a first in Oyster’s yacht design history. This format means the aft section can either stay as one large cabin or be adapted into two double cabins, depending on the number of guests you envisage to have on board with you.

New Below Deck Med yacht HOME layout map and video tours

On the season premiere of Below Deck: Mediterranean Season 7, viewers are introduced to the crew that will be hosting the next few months of high seas drama on Bravo. It would be difficult to single out the sexiest new cast member this season, but it may just be the super-fine 50 meters of hybrid yacht hotness that is the M/Y Home!

The elegant Heesen superyacht was built in 2017 and was the Dutch shipbuilder’s first to be equipped with hybrid propulsion. “In this case ‘Hybrid’ means that the yacht can draw on two sources of power for propulsion: diesel mechanical and diesel electrical,” Heesen explains in their promotional brochure for Home . “Either or both sources can be used at the same time. This provides less noise and vibration, a more flexible power management which means better efficiency.”

Home measures 49.8 meters (163 feet, 4 inches) and has an overall beam of 9.1 meters (29 feet, 10 inches). It’s lightweight aluminum hull helps Home achieve a gross tonnage just under 500. Its max speed with a half load is 16.3 knots with diesel direct and 9 knots with diesel electric.

Moving on to the stats that are more relevant to casual Below Deck viewers, Home has accommodations for 9 crew members and 12 guests. There is a full-beam owner’s stateroom for Captain Sandy, one full-beam VIP guest suite, two double guest suites, and two twin guest suites.

I’m an avid Below Deck fan and I don’t feel like I ever have a very clear understanding of the layout on the boats featured on the various shows. To help myself (and other fans) during Below Deck Med Season 7, I’ve put together a map of the layout of M/Y Home that should help you imagine the 3D landscape in which all of the drama plays out.

I’ve color coded the different levels, starting with the sun deck (green) at the top and working down through the wheelhouse (pink), main deck (yellow) and lower deck (grey).

You will notice that the crew resides in the lower deck at the front (bow) of the boat. There are four small cabins, four bathrooms, and eight twin bunk beds. The crew mess is right next to the cabins in the lower deck.

The captain’s quarters is located on the wheelhouse level and has a door that opens directly into the bridge.

The charter guest master suite is located on the main deck. I was surprised to see that the Home’s galley (kitchen) is right on the other side of the wall from the master suite bathroom.

One question I have after checking out the Home layout is where the engineer(s) sleeps? Also, I thought production takes a room to set up their equipment? The chef, three stews, and four deck crew members take up all eight crew bunks, right? If I figure out answers to these questions I will update this post for clarification.

An Inside Look At Destination Yachts

This Indiana houseboat manufacturer has long ties to the houseboating industry. Destination Yachts was launched in 1998 but before that, owner Sheldon Graber partnered with his brother to start Myacht--which was eventually bought out by Tracker Marine. After selling, Graber felt the need for a houseboat that was built on a twin hull, but had a higher level of quality and design than similar models available. Along with his brother Delmer, they aimed to keep Destination Yachts affordable for the everyday person. This commitment has paid off and the company builds boats for lakes all over America with Amish handiwork incorporated in each boat built.

As a recap for 2014, Destination Yachts has moved into its new facility in  Washington ,  Ind.  This facility allows for additional and more efficient production. Destination Yachts also dropped the direction of using dealers for the western market. The manufacturer found that it was distancing the customer from the builder and this lead to higher pricing structures. This change back to dealing directly with the builder allows Destination Yachts to be closer to the customers and keeps the pricing more competitive.

House Republicans reject their own funding bill with a shutdown around the corner

WASHINGTON — House Republicans on Wednesday defeated their own plan to avert a government shutdown at the end of the month, with the party divided over the length of a short-term funding bill and what, if anything, should be attached to it.

It was an embarrassing blow to Speaker Mike Johnson, R-La., who had yanked the same funding package off the floor last week amid growing GOP defections, only to watch it collapse on Wednesday in a vote that seemed doomed from the start.

The vote was 202-220 with two members voting present. In all, fourteen Republicans voted against the package, and three Democrats — Reps. Jared Golden of Maine, Marie Gluesenkamp Perez of Washington and Don Davis of North Carolina — voted for it.

Thirteen days before money runs out for the federal government, there is still no bipartisan plan to stave off a shutdown. While the GOP-led House could try again, the focus now likely shifts to the Senate, where leaders in both parties agree a shutdown would be disastrous weeks before the election.

Johnson’s plan called for extending funding at current spending levels for six months, through March 2025, and linking it with the SAVE Act , Donald Trump-backed legislation requiring that people show proof of citizenship to register to vote.

A GOP-only funding bill was always going to be a heavy lift for Johnson given Republicans’ razor-thin majority and the fact that a number of GOP lawmakers — a mix of fiscal conservatives and defense hawks — had vowed for days to tank it.

Democrats want a “clean” three-month funding patch with nothing attached, and virtually all voted no on the Johnson plan. Many oppose the SAVE Act, noting that it is already illegal , and rare , for noncitizens to vote .

GOP opponents were comprised of some unusual bedfellows. Some conservatives said they never vote for stopgap funding bills, known as continuing resolutions, or CRs, while Armed Services Chairman Mike Rogers, R-Ala., has warned that half a year is too long for military spending to remain stagnant.

That would be "devastating" to the Pentagon, the chairman told NBC News before the vote.

Other GOP defections included Reps. Lauren Boebert of Colorado; Matt Gaetz and Cory Mills, both of Florida; Nancy Mace of South Carolina; and Matt Rosendale of Montana.

But the overwhelming majority of rank-and-file Republicans backed Johnson’s move, saying holding the vote would put lawmakers on record.

“I think it’s good to put it on the floor, let people know who the people are that support it and don’t,” Rep. Warren Davidson, of Ohio, said earlier Wednesday. “I think that’s more important to call the vote, let the record show who stands where. Everyone.”

Davidson, who was ousted in July from the far-right House Freedom Caucus, lamented that Republicans have failed to unify behind a plan weeks before the election. “It’s a combination of bedwetters who won’t fight for anything,” he said, “and purists who won’t fight for anything unless it’s perfect.”

Trump, the GOP presidential nominee, has loomed large in the funding fight. Hours before the vote, Trump reiterated his message that Republicans should shut down the government unless the SAVE Act becomes law.

"If Republicans don’t get the SAVE Act, and every ounce of it, they should not agree to a Continuing Resolution in any way, shape, or form," Trump wrote on Truth Social , making the baseless claim that tens of thousands of undocumented immigrants will vote in the upcoming election.

"Only American Citizens should be voting in our Most Important Election in History, or any Election! A Vote must happen BEFORE the Election, not AFTER the Election when it is too late," Trump added. "BE SMART, REPUBLICANS, YOU’VE BEEN PUSHED AROUND LONG ENOUGH BY THE DEMOCRATS. DON’T LET IT HAPPEN AGAIN."

After the vote, Johnson met with reporters and defended his strategy but declined to share what his next play call would be.

"The play that we ran tonight was the right play. It's the right play for the American people. It's the one they demand and deserve," Johnson said just off the House floor, using his favorite football metaphors.

"We have two very important objectives right now. Congress has an obligation to fund the government. Congress has an obligation to ensure that our elections are secure, fair and free. This vote tonight could have accomplished both. I'm very disappointed that it didn't pass."

The government is slated to shut down at 12:01 a.m. Oct. 1 unless Republicans and Democrats can reach a deal on short-term funding.

That won’t include the speaker’s plan, which is dead on arrival in the Democratic-controlled Senate and faces a veto threat from President Joe Biden.

Instead, the likely next step will be Senate Majority Leader Chuck Schumer, D-N.Y., bringing to the floor a clean CR, funding the government past the election into December. That would buy time for bipartisan negotiators to strike a longer-term funding deal during the lame-duck session for fiscal year 2025 — if a short-term bill can pass the House.

"Plan B's always been a clean CR," Rep. John Duarte, R-Calif., said of the need to eventually pass a short-term patch.

Schumer called on Johnson to negotiate with Senate Democrats in a statement after the vote. “For weeks, Speaker Johnson pursued a partisan ploy knowing full well it had no chance of passing or averting a shutdown. We now have only a few days left for House Republicans to come to their senses, come to the table, and come together with Democrats to craft a bipartisan agreement," he said.

With the Nov. 5 general election just 48 days away, Senate Minority Leader Mitch McConnell, R-Ky., is warning that a shutdown would be politically devastating for the GOP.

"One thing you cannot have at the government shutdown would be politically beyond stupid for us to do that right before the election," McConnell said Tuesday, "because certainly we'd get the blame."

House Appropriations Chairman Tom Cole, R-Okla., said after Wednesday's meeting that he had complete faith in Johnson figuring out how to avert a shutdown, noting the speaker reached a funding deal earlier this year with Schumer for the current fiscal year.

"At the end of the day, if he ever wanted to shut down the government, he had a lot of opportunities to do that," Cole said. "Since he's been speaker, he's never let it happen. I don't think he ever will."

Former House Appropriations Chair Rosa DeLauro, now the top Democrat on the panel, said she hopes bipartisan negotiators can now sit down and hammer out a clean funding bill to keep the lights on.

"I think we're going to get to where we need to go because we have to," DeLauro, D-Conn., said. "We need people who have an understanding of what a shutdown means. And I think that [Republicans] will figure out that it is politically devastating."
