A major settlement could spell an end to 6% real estate commissions

The National Association of Realtors has reached a nationwide settlement that could change the way real estate agents are compensated. Critics say the current system artificially inflates agents' commissions.

For years, sellers have effectively set the commission paid to buyers' agents as a condition of using a multiple listing service (MLS) — a regional roundup of homes for sale. The combined commission — shared by buyers' and sellers' agents — is typically 5% to 6%, which is higher than in most other countries.

There's also a potential conflict in having the home seller decide how much the buyer's agent is paid, since they have different objectives in negotiating a home sale.

2023 was the worst year to buy a house since the 1990s. But there's hope for 2024

Under the settlement, commissions will be subject to more negotiation, which could lower the cost of buying and selling a home. It could also drive some real estate agents out of business. Home sellers can still offer a commission to the buyer's agent, but that will no longer be a condition of using an MLS.

The National Association of Realtors lost a $1.8 billion jury verdict last year and was facing other lawsuits over the commission structure. The penalty threatened to put the organization into bankruptcy.

As part of the settlement, the National Association of Realtors did not admit to any wrongdoing but agreed to pay $418 million over the next four years.

The settlement still needs approval from a federal judge. The changes to real estate commissions are set to take effect in July.

Gildan Activewear's board is putting the company up for sale — and the stock is jumping

Shares of the clothing company jumped by more than 10% on news of a potential sale.

Board members at Canadian clothing company Gildan Activewear Inc. are exploring a potential sale of the clothing maker.

Shares of the Canadian manufacturer jumped by more than 10% on news of the potential buyout.

The Montreal, Canada-based Gildan has assembled a special board committee to evaluate its options, Simon Beauchemin, a Gildan spokesperson said in a statement to Bloomberg. The company has “several” potential buyers, he added.

While deliberations are ongoing, there is no guarantee that a deal will be made.

In the meantime, Gildan Activewear is turning to advice from firms including Goldman Sachs, RBC Capital Markets and Canaccord Genuity Group, a person with knowledge of the situation who spoke to the publication, said.

The potential buyers remain anonymous, but a number “expressed an interest,” of a “potential friendly transaction with Gildan.”

Talks of a deal also come at a time when the company’s board has been going tit-for-tat with investors over the ousting of its chief executive officer Glenn Chamandy in December.

On May 28, the company plans to hold its annual shareholder meeting to discuss whether it will reinstate Chamandy as CEO and replace a majority of its board members.

HISD announces no school closures for 2024-2025 among other details on managing district's budget

HOUSTON, Texas (KTRK) -- Houston ISD Superintendent Mike Miles announced the district's budget details for the upcoming year on Tuesday.

For the 2024-2025 academic year, some schools will be getting more money and programs, but campuses facing dropping numbers will be allocated less funds.

HISD is struggling financially, and the district will continue to struggle next year due to falling enrollment, decreased federal funding, and no increases in state funding.

"The financial position, if nothing significant changes, would get us to a place where our rainy day fund would be too low," Miles said.

Miles said the district plans to fund 130 specialized "New Education System" schools this year, giving more teachers and administrators special stipends.

He said magnet program subsidies will stay the same.

Funding at some non-NES schools will depend on enrollment and attendance this year.

Miles also promises there will be no school closures next year, which might be surprising to some.

"It's not fair to a community to close the school when we haven't tried to improve the instruction, the programming, or supported those schools," Miles said.

Next year, there will be an additional eight days of school, and teachers are getting $2,500 raises.

However, Miles said there will be further cuts at HISD central headquarters.

"It will cost us in other areas. I think it's a good investment," he said.

There will be several meetings from now until June, when the final budget is due.

The district's board of managers will meet for approval on Thursday, where public comment will be allowed.

AUGUSTA — The state Board of Environmental Protection rejected a mandate to dramatically step up sales of electric and hybrid vehicles in Maine, dealing a blow to environmentalists who urged steps to curb tailpipe emissions, but pleasing car dealers and Republicans who saw the move as government overreach that would make private transportation unaffordable for many Mainers.

The citizen board’s 4-2 vote Wednesday coincided with a Biden administration rule released hours earlier for the strongest-ever limits on tailpipe pollution , a move also meant to boost electric vehicle sales.

The state standards would have required increasing the share of electric and hybrid cars and trucks sold in Maine to 51% of all vehicles sold in 2028 and 82% of all vehicles sold in 2032. About 6% of new cars sold in Maine last year were electric vehicles or hybrids.

Board Chair Susan Lessard, who voted to reject the measure, suggested that lawmakers should be the ones to take up such a sweeping change.

“I’m not sure that we are, given the magnitude of this decision, the right decision-makers,” she said of the board. “Sometimes, just doing something isn’t the answer if there are too many questions associated with that. And I have too many questions.”

The transportation sector contributes more than half of all greenhouse gas emissions in Maine. Boosting EV use is key to the state’s effort to cut emissions by 45% by 2030.

Environmentalists petitioned the board last year, urging passage of what came to be known as “clean car” rules. The policy has won acceptance in a dozen other states, but also has met resistance in Connecticut.

The Natural Resources Council of Maine, Conservation Law Foundation and Sierra Club Maine said the vote represented the first time since 2001 that the board chose to not adopt stricter tailpipe or fuel efficiency standards.

Emily K. Green, senior attorney at Conservation Law Foundation, blamed “disinformation and partisan scare tactics” for the defeat.

“This is a missed opportunity and will severely hurt Maine’s families and businesses,” she said.

Legislators want final say over Maine’s electric vehicle rules

Jeff Crawford, director of the state Bureau of Air Quality, told the board that more EVs will be on Maine’s roads whether or not federal rules announced by the Environmental Protection Agency are implemented or not. Advertisement

Tom Brown, president of the Maine Automobile Dealers Association, told the board that car buyers have “range anxiety,” the EV equivalent of running out of gas because of too few chargers.

He also questioned if the capacity of the power grid can handle a spike in EVs and “whether or not the electric vehicle will perform in a manner the customer wants for their personal, family, work and recreational needs.”

House Republicans, meanwhile, said they were “relieved” by the decision, but criticized the process that allowed the board to take up the issue following a petition from environmentalists who gathered 150 signatures.

The Legislature’s two top Democrats and a group of minority Republicans submitted legislation last week to take control of Maine’s electric vehicle rules. Their bill would classify clean car standards as “major substantive” rules that require approval by the Legislature, rather than “routine technical” rules handled by the Board of Environmental Protection.

HEARING ON NEW RULES

Hours after the board began deliberating the clean car standards on Wednesday, the Environment and Natural Resources Committee held a public hearing on the legislative proposal. Advertisement

Ashley Luszcki, representing the Maine State Chamber of Commerce, said the rules should be considered by lawmakers because they represent significant changes for manufacturers and consumers. The new rules could be disruptive to dealers and prompt consumers to purchase vehicles out-of-state if dealerships no longer offer vehicles that meet the preferences and financial realities of Mainers, Luszcki said.

Jack Shapiro, climate and clean energy director at the Natural Resources Council of Maine, urged the committee to reject the legislation. He called it a “last minute” response to rules that were considered and rejected by the Board of Environmental Protection.

The board, supported by the Department of Environmental Protection, is “well equipped to make decisions informed by science and evidence, as well as through public input,” he said.

In a straw poll in October, the board supported the clean car rules. A final vote was to be taken after the board’s staff reviewed public comments, but a meeting scheduled for December was canceled after a destructive storm a week before Christmas cut electricity and made roads impassable in many parts of Maine.

Maine regulators signal support for new clean car rules

The rescheduled meeting delayed the EV rules another model year, to 2028 from 2027, angering environmental advocates who say Maine needs to act quickly.

It gave both sides in the debate more time to lobby for their position. The board received thousands of comments over the past few months, making the issue one of the most contentious it has faced, Lessard said.

Lessard said she spent more than 45 hours reading and analyzing public comments and was not persuaded that the rule change would make a big difference.

“I’m not a climate denier. I absolutely know that climate change is real,” she said. “I think it’s disingenuous to say that passing this is somehow going to stop the flooding of the docks.”

The average width of a skateboard deck is 7.5"- 8.25". Width is influenced by the size of the rider and the type of riding. Bigger riders and those skating ramps typically prefer a wider deck. Deck type refers to the size or style (shape) of the skateboard deck. If you are a beginner, choose your deck according to the width, not the length. The width you need depends on your size, skating style and personal preference. Here are some general guidelines:

Cruisers, Old School, Freestyle, Longboard and Downhill all refer to a skateboarding style and the corresponding shape.

Length is measured from the tip of the nose to the tip of the tail. Average board length is 28"- 32" and longboards can range 32" and larger, but length is only referred to by advanced skaters.

Wheel size or diameter - All Skateboard wheels are measured in millimeters (mm). The smaller the number, the smaller the wheel. Smaller wheels are slower; bigger wheels are faster.

50-53mm - Small slower wheels, stable for trick riding and smaller riders skating street, skate parks and bowls.

54-59mm - Average wheel size for beginners and bigger riders skating street, skate parks, bowls and vert ramps.

60mm + - Specialty riders skating longboards, old-school boards, downhill and dirt boards; made for speed and rougher surfaces.

Durometer measures the wheel’s hardness. Harder wheels are faster; softer wheels are slower but have better grip.

78a-87a - Soft wheel good for rough surfaces, longboards or street boards that need lots of grip and easier to roll over cracks and pebbles. Designed for a smooth ride cruising, longboards, hills and rough surfaces.

88a-95a - Slightly harder and faster with a little less grip, but the grip's still good. Street; rough surfaces.

96a-99a - Good speed and grip - an all-around wheel. Great for beginners skating street, skate parks, ramps and pools. Smooth surfaces.

101a + - Hardest and fastest wheel with the least grip. Ineffective on slick and rough surfaces. These are pro wheels.

83b-84b - Wheels using the B scale are extremely hard, measuring 20 points lower than the the A Scale in order to allow the scale to extend another 20 points for harder wheels.

The laws for skateboarding helmets vary from state to state. Many states require that skaters wear a helmet under a certain age, and some states like California make all skaters under 18 wear a CPSC Certified helmet at all times. CSPC skateboard helmets usually have an EPS protective liner that meets the safety standards for skateboarding. Make sure you check your state's regulations before ordering.

CPSC Certified Helmets: California requires that all skateboard helmets must meet the requirements of the United States Consumer Product Safety Commission (CPSC). Section 890.4 of the Streets and Highways Code enforces these standards in California and will not allow Warehouse Skateboards to ship non-CPSC Certified helmets to California.

Most bearings are measured by an ABEC rating. The higher the ABEC rating, the more accurate and precise the bearing will be. This rating system includes grades 1,3,5,7 and 9. The closer you get to an ABEC 9 rating, the faster and less friction you will have when skateboarding.

Many companies do not use the ABEC rating scale. They brand their own specific technology.

Note: Each brands skateboard helmet size will vary; therefore, it is best to measure your head and refer to the sizing chart specific to each brand of helmet. In order to properly measure your head, follow these steps:

Wrap a soft tape measure around your forehead, just above your eyebrows and ears. Keep the tape measure level from the front to the back of your head. Your skateboard helmet should sit low on your forehead.

If you do not have a flexible tape measure, try marking a string and measuring it against a ruler.

If the helmet is a gift or you cannot measure the skater's head, measure the inside of a current helmet or hat they wear.

Within each skateboard helmet product page there are specific measurements for each skate brand. Use that information, along with your head size, to determine your correct helmet size before placing your order. This will ensure that you receive the best fit.

The growth in suburban house prices in 2021 can be as high as 15%. This prognosis was voiced by the participants of Moscow’s real estate market. Housing near Moscow has already gone up in value by 7%, and before the end of the year, this number is quite likely to rise by another 2–3%. The pandemic has changed the trends on the suburban real estate market – the current demand for detached houses is noticeably higher than before the global outbreak of Covid-19, and this naturally influences the cost of residential homes, say the experts. They also note that traditionally, the fall-winter period has always been considered a time of low demand for houses for sale in Russia; however, the opposite is now the case.

Here are the Moscow real estate categories to consider when buying a house in Russia:

• By direction and location (Rublyovka, Novaya Riga, Barvikha);
• By classification ( luxury , business class, economy);
• By development format (townhouses, detached private homes).

When purchasing homes in Moscow, Russia, a good rule of thumb is to select houses within an 18.6-mile (30 km) radius from the center of Moscow. This ensures you will get a well-developed infrastructure, and that the chosen location will be replete with hospitals and schools.

We recommend considering the West, South and North directions just out of Moscow. You may notice that country houses are noticeably cheaper on the capital’s Eastern side. However, this is due to poor environmental conditions – the result of the presence of a number of industrial facilities in the entire East area.

Best Cottage Communities in Moscow

Muscovites with high incomes live in closed elite cottage communities that have their own full infrastructure. Such cottage communities are usually designed by Europe’s best architects, especially contracted for the job. The most expensive houses up for sale are located in the Barvikha Hills area (Rublevka direction). This elite location near Moscow even has its own famous brand boutiques: Dolce & Gabbana, Valentino, Rolex, Patek Philippe, Bentley, Ferrari and Harley-Davidson. The least expensive house here costs 1.5 million US dollars and has a floor area of 656 sqft (200 m²). This gated community is just 10-20 minutes by car away from Moscow itself.

We encourage you to consider some of the following elite locations as you decide where to purchase your ideal property: Etude Family Club, La-Mansh, Western Residence, Yusupovo Life Park, Odintsovo, Novaya Riga and Pirogovo.
