New Cape Coral Yacht Club designs: Most on council like a coastal, Key West vibe

Given three different design options for the new Yacht Club Community Center , most of the Cape Coral City Council is leaning toward a coastal, Key West-flavor architecture.

At a committee of the whole meeting on Wednesday, the city sought direction from the council on a design direction for the outside of the community building.

"It's a concept, just like we do with anything else, and as we are designing, things may come up that we want to shift and be nimble (on)," said Cape Coral City Manager Michael Ilczyszyn.

James Pankonin with Kimley Horn, a consulting firm focusing on public and private developments, presented the information about the look of the community building.

Cape Coral's Yacht Club Community Park, which includes a yacht basin, tennis courts, a swimming pool, a ballroom, and a beach, has been a popular attraction and staple for the city since the 1960s but is set to undergo major renovations after Hurricane Ian delayed the original plans .

The current plans include a new two-story community center to replace the ballroom, removing the tennis courts, rearranging the area to accommodate a four-story parking garage, a new restaurant, and a new resort-style pool.

The city is also preparing for the demolition of the Yacht Club and its facilities in April as it awaits permits.

No estimates could be provided for the price of the new building.

"It will really come into how much of certain materials are needed and construction methods," Ilczyszyn said.

The city will have that information once they have 30% of the construction design.

Two public meetings for the designs are planned for April 2 and May 7.

After getting public input, the city will vote to amend its contract with Kimley Horn to approve all these changes.

The plan is to have these changes approved or introduced before the summer hiatus.

New Designs for the Yacht Club building

John Bryant with Sweet Sparkman Architecture and Interiors, a Sarasota-based design firm, said the goal with the new designs was to maintain the experience of the original Yacht Club.

The majority of the council preferred option one.

Design one:

Bryant described the first option as "coastal vernacular" and similar to the park buildings at Lake Kennedy and Yellow Fever Creek.

"So it's sort of informed by the current architectural work in 2024," Bryant said. "Kinda Key West."

Councilmember Dan Sheppard and Mayor John Gunter preferred option one.

Gunter said the design was the most pleasing for him.

Councilmember Keith Long liked option one and said he liked the Key West aesthetic.

Councilmember Tom Hayden liked option one.

Design two:

Option two is more informed by the current Yacht Club and would have a stone base and mid-century feel to it, according to Bryant.

"There's certainly opportunity to kind of further develop this option to have even more of the existing Yacht Club feel, but a different vibe, feel than option one," Bryant said.

He also said option two might be more expressive the closer they try to recreate the aesthetic of the old ballroom building.

Councilmember Jessica Cosden liked design two as it incorporated design elements of the old building though she lamented how similar it looked to the first design.

"I wish we could have done more, but I know it's hard with a two-story building, to make it look the same as a very unique one-story building.

Councilmember Bill Steinke said two would be his choice as well, but was wary of additional maintenance of natural wood products used in the design.

"As long as we can bring that aesthetic and keep the maintenance down, number two would be my choice," Steinke said.

Councilmember Robert Welsh said he could go either way, but he liked the look of two.

Design three:

This would be more contemporary and modern.

"Even with a more contemporary language, you can still have warmth, incorporating some wood elements and stone elements," Bryant said.

None of the council members expressed any favorability for the third design.

Inside the new community center

The Community Center will have an additional 10,000 square feet for a total of 47,000 square feet, a history room to remember the first ballroom building on the first floor, and more rooms for civic and community use on the first floor.

Additionally, the new ballroom has shifted slightly as the balcony area on the second floor has been expanded to wrap around the top of the building.

Cape Coralites considered the Cape Coral Yacht & Racquet Club ‘the hub and the heart’ of their new community

The Cape Coral Yacht Club is steeped in history from that opening event on June 9, 1962, to significant meetings that changed the course of the city to the many gatherings inside and out of this iconic area.

Before the Yacht Club facility was built residents were already gathering on the site. On Sept. 2, 1961, the day of the building’s groundbreaking, the tennis courts and Olympic-sized swimming pool opened at the $1 million complex, which also included the beach and eventually the youth center.

Dennis Duffala, an early resident, also was one of the original lifeguards at the pool. “We all got trained and would sit there on benches above the pool,” Duffala said. “When people would come from out of town that would be one of the first places they would hit. All of my friends were down there.”

Gulf American Corporation Vice President Connie Mack Jr. was already pushing the merits of the community in a letter to residents — he called them “Cape Coralites” — on the day of the groundbreaking.

“Between the luxurious accommodations (especially priced to homesite owners) at the Nautilus Motel, and the fun facilities at the Yacht and Racquet Club, with a round or two of golf at our Country Club course — topped off by a bit of boating and fishing when the mood suits you — well, let’s face it! Who could ask for anything more … or want to?”

Ann (Finkernagel) Duffala, who is Dennis Duffala’s wife and also one of the first residents, remembers walking with friend Ann Sanborn (whose father Paul Sanborn was Gulf American Corporation’s communications director and general manager of the Yacht Club) to the facility. “At the very beginning, it was the hub and the heart of the whole thing,” said Ann, whose father, Bob Finkernagel, was GAC general manager. “The main thing was it engaged everyone in the community, made everybody a part of it. Anything south of the parkway, the teenagers would just meet there.”

“Dad was not home much. (The Yacht Club) was his second home,” said Mary (Sanborn) Rieser, Paul Sanborn’s daughter. “I have a lot of memories there in dad’s office. I spent a lot of time hanging out there.”

Mary also remembers having Fourth of July celebrations on the beach “because there were so few people there.”

And a few teenage pranks. “The kids used to put soap suds in the fountain and dad would have to go take care of it,” Ann said.

Yes, the Yacht Club was a critical part of the community’s development.

In 1958, boats that gave prospective land buyers a view of their future, tied up to a small dock that would later become the yacht basin. One of those boats was called Trident.

In the winter of 1959, the Gulf Land and Title Company — the original name of Gulf American Corporation — put concrete blocks together and built a 15-foot grill, where residents would gather on what is now the Yacht Club site to cook steaks and hamburgers. They sang state songs like “Back Home Again in Indiana,” “Beautiful Ohio,” and “Carry Me Back to Old Virginny,” according to a story by H.D. (Andy) Anderson in the Cape Coral Breeze 20th anniversary edition.

The decking for the 620-foot Cape Coral fishing pier was placed in early 1960, with the “T” of the pier to be added later. The pier became a popular fishing destination and even withstood the wrath of Hurricane Donna later that year.

“We used to spend a lot of time down there,” Dennis Duffala said. “There used to be a lot of regatta races down there. I had a boat then, and we lived on the canal.”

He also lived at the original bait shack at the foot of the pier, where live bait could be purchased. “My father had an account there, and I would just sign my name,” he said.

The pier was also special for Damian Minko, another of the first residents. It was a fishing mecca, where everything from big tarpon to much smaller varieties were often reeled in. “It was great fishing back in those days.

He also remembers a petition signed by residents protesting the pier. “It obstructed the view of people living on Riverside at the time,” Minko said. That petition didn’t catch on.

Eileen Bernard, one of the first residents, wrote in 1978 that she remembers slipping a note into the pocket of GAC President Leonard Rosen at a stockholder’s meeting in 1961 in the Yacht Club area, about making the new bridge from Fort Myers to Cape Coral a tourist attraction, with possibly plants or water. They talked about having water spraying over the two-lane bridge, which opened in 1964.

Born from that conversation was Waltzing Waters, purchased by the Rosen brothers while they were in Europe. Otto Przystawik of Germany designed the attraction. Its first home was the original Rose Gardens (where Tarpon Point is now). Developed on a 2.5-acre lake, Waltzing Waters would send more than 800 jets of water as high as 85 feet. The water would change colors to various musical scores. It closed in mid-1970s.

During the summer of 1963, Marily Shumaker had the first swimming classes at the Yacht Club. “There, 15 kids too small to touch bottom hung tightly to the sides of the pool and learned to swim, corner to corner,” Dorothy Needham reported in a Cape Coral Breeze article. “By the end of the summer, those little tots would dive off the board and swim the length of that Olympic size pool.”

“Every little kid learned how to swim there,” Mary Rieser said.

“It was our home away from home. Everything that happened or was important in our lives happened in that building,” said Cape Coral City Council member Gloria Tate, who moved to the city as a child in 1960. “My sister and I played the organ as we had our church service there. It was the gathering place for any activity in Cape Coral. I grew up in that swimming pool. Every lesson I can think of I learned at the Yacht Club.”

The drive to incorporate Cape Coral came to life at the Yacht Club in 1969, with the formation of a citizen’s committee. About 500 people attended that first meeting. Restaurant owner Chester M. Grunsten was named general chairman. Residents were upset they were paying taxes to Lee County but seeing few of the benefits. On Aug. 18, 1970, voters approved incorporation.

One of the city’s boldest predictions was delivered by Leonard Rosen in a speech at the Yacht Club. He told his mother Cape Coral would have population of 12,000 by 1968. His mother responded. “How can you say such a thing. You can’t even keep your room clean.” Leonard was close. The population reached approximately 11,000 then.

Well-known events also took place at the Yacht Club, including Florida Miss World in 1966, with famous broadcaster Larry King the master of ceremonies. Women gathered from across the state to compete for the coveted title. Ann Duffala remembers her father actively involved in promoting the event. She also got a lifelong friend out of it.

As a student at Florida Presbyterian College (now Eckert College), Duffala remembers seeing a woman wearing a turquoise bathing suit. The women competing in the Miss Florida World pageant wore those suits and Ann also had received one of the suits. Ann walked over to the woman and asked where she got the suit? The woman responded she was in a beauty contest in Cape Coral. “We remain good friends to this day,” Duffala said.

The Yacht Club area also has been the site of expansion, renovations and additions over the years. A pair of homes were purchased by the city for approximately $1.8 million in 2003 and 2004 to make way for increased parking and picnic areas. Talks also started then for a parks master plan that included moving the boat ramp, building a parking garage and increasing boat trailer parking. Sound familiar?

A new playground and trailer parking were added by 2007.

About every club that currently exists in the city got its start at the Yacht Club, including the Social Club and Garden Club, as well as various organizations created for residents who moved here from other states.

The German American Social Club also met at the Yacht Club and had successful Oktoberfest and Carnival dances. The club outgrew the facility and moved to its current location on Pine Island Road.

The area’s first teen center, called the Key Club, also was created about five months after the Yacht Club opened. By 1977, the facility became the Cape Coral Senior Center and underwent expansions in 1978, 1988 and 1995. City Councilman Tony Rotino spearhead funding for those projects and the center was eventually named for him. Rotino remains the city’s long-serving council member, holding the seat for 16 straight years from 1978 to 1994. He made only $1 a year as a councilman, but the time he spent with residents, listening and helping, was worth much more.

“I served with Tony on city council for 10 years. He was a true public servant who loved to help people,” former mayor Joe Mazurkiewicz once said. Rotino passed away on Dec. 22, 2009, at the age of 95.

The city took over operations of the Yacht Club in September 1973, paying $100,000 to GAC, which reported the club had been losing money. The youth center closed that year as well.

In 1998, the Cape Coral City Council adopted a resolution declaring the “the Yacht Club Community Park as an historic and/or cultural resource as provided in the city of Cape Coral historic and cultural preservation ordinance.” It was signed by then mayor Roger Butler on April 23.

The main Cape Coral beach, Cape Coral Yacht Club Beach, is located within the Yacht Club Community Park on the southeast corner of Cape Coral.

It is important to note that Four Freedoms Beach is a “sunbathing beach” only, meaning that it is used for sunbathing and dipping your toes in, but actual swimming is not allowed.

Visitors can enjoy swimming, sunbathing, picnicking, and kayaking. Amenities include showers, restrooms, a playground, sand volleyball courts, and picnic areas.

And if you’re visiting with Fido – you’re in luck! There is a separate Bonita Dog Beach Park . Dogs are welcome to run free, splash in the water, and take part in all of your beach day fun.

There are also fishing opportunities at Bonita Beach Park, but non-residents will need to obtain a saltwater fishing license from the state.

Once you catch your fish, you can take advantage of the on-site charcoal BBQ grills to cook up a quick feast.

Whether you are looking to relax or play, Bonita Beach Park has something for everyone!

Additional planning tip: This popular spot has a $2/hour parking fee per vehicle.

7. Barefoot Beach

A beach mostly known by locals, Barefoot Beach is a large area of unspoiled oceanfront with gentle waves and shallow water (making this a great beach for swimming for families).

In addition, the sand is fine and contains many small shells.

Located on the Gulf of Mexico in Bonita Springs, this beach allows visitors to enjoy swimming, sunbathing, fishing, picnicking, and kayaking.

There is also a nature center and a 1-mile walking trail on site where you can learn about the local ecosystem and wildlife.

With public restrooms, showers, picnic tables, and concession areas, this natural beach is a great place to enjoy an easy and fun day for everyone.

Additional planning tip: A $10 beach parking fee applies.

8. Lover’s Key State Park & Beach

Lover’s Key State Park is a 712-acre state park and wildlife habitat located on Lover’s Key barrier island that protects some of the most pristine barrier islands in Southwest Florida.

Lovers Key has a gorgeous two-mile stretch of sandy beach, which was featured on the Travel Channel as one of the Top 10 Florida beaches.

It’s a good place for swimming, collecting shells, and enjoying a picnic. 

There are also several walking and biking trails that wind through the island, making it a great spot for nature lovers.

Showers, restrooms, and picnic areas are available, as well as access to Lovers Key State Park Welcome & Discovery Center.

The admission fee varies between $2 and $8 depending on the number of occupants and mode of transport.

Additional planning tip: No pets are allowed on Lover’s Key Beach to avoid disturbing the wildlife.

9. Cayo Costa State Park

Cayo Costa State Park is located on Cayo Costa Island, 12 miles from Cape Coral, Florida.

The Cayo Costa State Park is an untouched paradise, home to stunning beaches, dunes, wind-shaped trees, and over 2,400 acres to explore!

The only way to travel to Cayo Costa Island is by private boat or ferry. You can take a Cayo Costa Ferry from Pine Island, Punta Gorda, or the Captiva/Sanibel Islands.

Alternatively, you can enter by private charter or kayak for experienced paddlers!

Once you’re there, pop $2 into their honor box for your usage fee. 

Then, stretch out on 9 miles of shoreline!

This beach is excellent for swimming, shelling, snorkeling, and fishing. There are also great opportunities for wildlife spotting, with numerous shorebirds and off-shore manatees, sea turtles, and dolphins.

A paddleboard is a great way to experience the area, paddling through the clear emerald waters and keeping an eye out for wildlife. 

For an up-close-and-personal view of marine life, scuba diving is also available within the park.

  • Bathrooms are available within the park, including accessible options. 
  • Pets are welcome within the park but should remain leashed and cannot visit the beach. 
  • Boats are welcome from 8:00 am – sundown. 

10. Captiva Island

Located 28 miles from Cape Coral, Florida, you’ll find Captiva Island. 

Captiva Island is home to 3 public white-sandy beaches available to anyone staying on the island or visiting for the day.

Beaches here include:

  • Alison Hagerup Beach Park 
  • Andy Rosse Lane Park (most popular)
  • Turner Beach

Captiva Island is one of the most popular spots for a beach day in the Cape Coral area as it’s a hot spot for swimming, tanning, and people-watching.

If you’re looking for watersports, there are also kayak and paddleboard rentals available.

Additionally, you can take a kayak tour or even floating yoga classes!

Another one of the best things about this area is that if you get hungry and need a break from the sun, there are plenty of food options ranging from casual to fine dining.

10. North Captiva Island

Transportation to North Captiva Island is accessible via the North Captiva Water Taxi or other methods of boating.

Located just north of Captiva Island, this island is only accessible by boat or private aircraft, which makes it feel even more remote and special.

As soon as you arrive, you’ll feel like you’re in paradise.

With its crystal clear water and white sand beaches, it’s easy to see why this spot is worth the extra effort to visit!

Enjoy a long walk down the five miles of coastline, or, if you’re looking for something a little more adventurous, there are also parasailing and jet skiing rentals available.

What to Bring to The Beach

Before you jet off to the beach, make sure you’re prepared.

While you can certainly travel light with just a swimsuit, sunscreen, and a towel, as an avid beach-goer, there are a lot more items I would recommend considering having on hand.

A Note About Cape Coral, Florida

Cape Coral, Florida is a city in Southwest Florida and is known as a ‘neighborhood’ of the larger Fort Myers, Florida.

Other ‘neighborhoods’ of Fort Myers include:

  • Sanibel Island
  • Bonita Springs
  • Boca Grande
  • Pine Island
  • Alva, Buckingham, and Lehigh Acres

( I mention this because the beaches here are often referred to interchangeably, which you will learn more about below ).

Cape Coral is located on a large peninsula that is bordered in the south and east by the Caloosahatchee River and in the west by Matlacha Pass. 

In other words, Cape Coral itself is not located on the actual ocean.

Instead, it is known for its 400 miles of saltwater and freshwater canals and is often referred to as a “Waterfront Wonderland” because it has more miles of canals than anywhere else in the world.

When to Visit Cape Coral

Though Cape Coral, FL is a great place to be enjoyed year-round, the best time to visit Cape Coral is during the months of March to May.

From early March to late May, daytime temperatures range in the high 70s-80s (perfect beach weather!), and this is also the season when you’ll enjoy moderate crowds and fair prices.

Another popular time to visit Cape Coral is during the winter months of December to February.

During the winter months, you can expect clear skies and average temps in the mid-70s (perfect for outdoor activities).

It is during the winter months that you’ll experience peak crowds and price hikes, however.

For those looking to get away during the summer months, Cape Coral offers the same great atmosphere but with high humidity and temperatures in the high 80s and 90s.

In order to make these months more tolerable, it is important to understand how to stay cool in the Florida heat , as it is quite intense.

Additional planning tip: Be mindful that Florida’s hurricane season runs from June 1 to November 30, with the peak of the season being the first week of September.

If anything, expect sporadic rainfall during these months.

Thank you for this great list! We visited a few of these beaches last year, but we are headed back to Cape Coral next month. We are excited to explore some other beaches on this list! My favorite beach last year was Bowman’s Beach Park on Sanibel. It felt like a hidden gem and is absolutely beautiful!

UPDATE January 2022:  Yacht Club Beach will close for 2 years for major renovations starting in April 2022.

We really enjoy living in Florida ........ and we love that we can do all these outdoor activities year round.

Here in the Cape, we are fortunate to have a cute little beach and access to so many others in the area.

At the Yacht Club, we have nice soft white sand at our beach with either gentle or no waves, a fishing pier, snack bar, playground, beach pavilion, and community center ........ plus public swimming pool, racquet ball, tennis courts, boat launch, and marina.

Our church was having a picnic at Yacht Club Beach, so we decided to make a day of it by going boating with friends first and then go back to the beach for the picnic.

Our day started with a little swim at the Yacht Club, then we gassed up the boat at The Boathouse, the tiki bar and restaurant at the northern end of the beach.

We headed over to Fort Myers Beach, docked in the water in front of the Lani Kai and had some lunch.

Aaaaahhhh, there's nothing like swimming and floating on the turquoise waves, talking and laughing as we drift around the boat on boogie boards and noodles.

Lots of people do the same thing and it becomes quite the floating party, it's so much fun!

Well, after awhile, it was time to head back, but first we quickly sped by and checked out a few of the Sanibel beaches, Cape Coral came next over by Cape Harbour and Marina Village, then on we went to the Yacht Club for the picnic.

A rousing game of volleyball was going on, as was sand castle building, monkeying around in the water, yakking amongst the moms ........ and climbing and swinging at the playground.

Our meal was then served in the pavilion, which is available for all kinds of parties, craft shows, and other kinds of happenings.

It's a wonderful little beach for families, you will have a great time swimming, fishing, playing, grilling, relaxing, and boating.

You will also want to go to fun events ............ don't forget to try the Yacht Club Beach Sunset Celebration!

To get to Cape Coral Yacht Club Beach, go south on Coronado Pkwy from Cape Coral Pkwy, Coronado turns into Driftwood Pkwy, follow all the way to the end.

*By the way, the beach pavilion got torn down to make more room on the beach!

Yacht Club is a suburban neighborhood (based on population density) located in Cape Coral, Florida. This is a coastal neighborhood (i.e., is on the ocean, a bay, or inlet).

Yacht Club real estate is primarily made up of medium sized (three or four bedroom) to large (four, five or more bedroom) single-family homes and apartment complexes/high-rise apartments. Most of the residential real estate is owner occupied. Many of the residences in the Yacht Club neighborhood are older, well-established, built between 1940 and 1969. A number of residences were also built between 1970 and 1999.

In addition, with a nice mix of college students, safety from crime, and decent walkability, the Yacht Club neighborhood rates highly as a college student friendly place to live, and one that college students and their parents may want to consider. NeighborhoodScout's analysis shows that it rates more highly for a good place for college students to live than 86.7% of the neighborhoods in FL. This often also means that the area has certain amenities and services geared towards college students, from undergraduates to graduate students. Fort Myers Beach brings back its Independence Day fireworks and parade for the first time since Hurricane Ian. The annual festivities start at 10 a.m. Thursday, July 4, with the parade on Estero Boulevard. Colorful floats and other parade participants travel from Bay Oaks Recreation Center to Times Square. Estero Boulevard will be closed for the parade from 9 a.m. until noon. Later that night, fireworks will be launched at Times Square at 9 p.m. Thursday. Spectators are encouraged to bring beach chairs. Cape Coral growth mushrooming. Here are 11 game-changing developments coming to the city.

Long-awaited developments including the much anticipated Seven Islands project are finally making headway in Cape Coral.

The 13th annual real estate show, Catch The Vision, showed a glimpse of the city's future developments, new housing, restaurants, and commercial projects.

Gloria Tate , event organizer and owner of Raso Realty, and Bill Johnson Jr., executive director at The Horizon Foundation, hosted the event Monday night.

Last year's program showcased the likes of Nor-Tech Hi-Performance Boats, Mellow Mushroom, and unveiled Red Fish Point.

Johnson said the event reflects the changing nature of Cape Coral itself as commercial projects become the main highlights.

"We're focusing more on bringing more commercial projects," Johnson said. "The ability for our residents to have all the amenities here in Cape Coral and not having to go across the bridge."

Cape Coral has a population of more than 200,000 and is estimated to get more than 100,000 new residents by 2050, for a total population of 318,503.

He's especially excited about the Seven Islands project, which he said will transform the city into a "whole destination."

"We will have a little something to do in each quadrant of the city," Johnson said. "Having amenities to where you can go downtown Cape Coral, but you don't have to anymore."

Seven Islands/Gulf Gateway Resort and Marina Village

Seven Islands, now renamed Gulf Gateway Resort and Marina Village, is a mixed-use waterfront development of 995 residential units, commercial and retail, a 240-room hotel, restaurants, a public marina, a community center, and more on 47 acres along Old Burnt Store Road North.

"Anyone who is living in that area already will have multiple different options to go visit, dining, events," said Peter Baytarian, founding and managing partner of Forest Development, which is a team of real estate development professionals. "It's going to be a real attraction."

Forest Development is the manager of Gulf Gateway Resort and Marina and will seek variances in their development, to deviate from standard zoning, for seawalls to ensure the protection of the mangroves in the area.

The project's designs are in the final development stages and are expected to go before the council within the next 30 to 60 days, then a planning and zoning meeting, and back before the council for approval.

"Even though their zoning doesn't work for the seawall, we went ahead and developed the plan, (the city) approved it, and we went into permitting," said Sam Bauer, senior vice president of development at Forest Development. "So we are really ahead of the game."

Work cannot begin until the permits from the Army Corps of Engineers and the Florida Department of Environmental Protection are approved, and the developers anticipate a groundbreaking between 1 year and 6 months to 2 years from now.

Cape Christian

Cory Demel, the lead pastor for Cape Christian, hosts the event but also announced an expansion.

"We here at Cape Christian are a microcosm of what's happening in Cape Coral in that we have growth problems, we are growing faster than what we know what to do with," Demel said. "You are never going to find a place that's free of problems, but I think you can agree that ours are good ones because they are growth problems.

The church will break ground on a 1,300-seat auditorium that will be used for weekend services, but also by schools, cities, and different organizations.

Demel said there's a deficit for large meeting spaces in the city, so he's excited that the entire city can benefit from this project.

Paraiso at North Cape Coral

Paraiso, or Paradise, at North Cape, is a commercial plaza offering executive offices, retail stores, and restaurants with a water lookout.

The 5-acre project will be in northeast Cape Coral at 2601 Del Prado Blvd. N.

"Passing by that area, we noticed that there was a lot of residential housing and not that many plazas," said Dario Peretti with The Silver Group, a home builder group. "We are trying to make this a paradise in that area."

It's described as modern and family-friendly and will help elevate the community in northeast Cape Coral.

It will be groundbreaking in the next few months, with a plan to finish within a year, possibly by 2025.

Victory Park

Victory Park , a 138-acre life science campus in northeast Cape Coral, will include a main medical office complex, hundreds of housing units, a hotel, and a multi-use path.

It is between Diplomat Parkway East, NE 24th Avenue, Littleton Road, and Corbett Road, next to the VA Clinic Cape Coral.

Blue Waters Development Group is in the permitting process as it waits to build a 126,000-square-foot medical office campus, 308 apartment units, 112 townhome units, and a 125-room Wyndham Garden hotel.

"This will be a class A medical office building, and the adjacency to the VA clinic is so crucial to this," said Frank Nader with Blue Water Development Group.

Pre-leasing for phase 1 is underway for the medical office building.

Civitas of Cape Coral is a 4.65-acre, affordable, workforce multifamily community with 96 units at 123 Civitas Court, near Pine Island Road.

Michael Allan, president of ReVital Development Group, said the first residential building will be completed in late April or early May.

"The rents are gonna range anywhere from the low side about $475 to just under $1,800 for a three-bedroom," Allan said. "There's different income brackets per unit."

The remaining two buildings will be completed shortly afterward with the full project being completed in late June or Early Jully.

Allan said the government at every level is involved in this project as it received $9.9 million from the CDGB disaster recovery fund, state-issued bonds for low-income housing tax credit, $1 million from Cape Coral, and $2 million from Lee County to offset the cost of construction.

Shops of Del Sol and Shops of Del Mar

Shops at Del Mar and Shops at Del Sol are multi-use shopping plazas  by TLD Developers , a developer in Aventura Florida.

They will be at 1019-1027 SW Pine Island Road, between Chiquita Boulevard and Santa Barbara Boulevard in Cape Coral.

"Del Sol is a little bit larger with 70,000 square feet of retail space, and Del Mar with about 30,000," Said Gaston Lulinski with TLD Developers.

They will bring restaurants, retail, medical, and recognizable brands and shopping with a sleek and modern design.

Lulinski said stores will begin opening in June 2025 in Del Mar, and June 2026 in Del Sol.

Cape Coral Grove

Cape Coral Grove is a "town center" project bringing more than 1,234 multi-family apartment units, two public parks, a hotel, and parking spaces.

The 131-acre parcel is next to Bubba's Roadhouse on Pine Island Road and will be 767,000 square feet. 

Jim Zboril, president of L&L Development Group, said he expects to start construction in the next 90 days.

"We are very close with the city getting our permits for infrastructure," Zboril said.

He said the project will offer retail, restaurants, and offices, with a fitness and bowling center planned.

A 35-acre parcel at Pine Island Road and Veterans Parkway will bring a three-phased project with a 120-unit hotel, freestanding restaurant, and 10,000 square feet of retail.

Additionally, 600 apartments are planned in two phases.

"We hope that the project is able to create dozens of high-paying jobs because we focus on the hotel," said Ana Daniela Rodriguez, development manager at Gilbane Development Company. "It's something that Cape Coral really needs, there's very few hotels with high occupancy. We see a lot of need for more hotel rooms in the market."

The first phase, the commercial component, the hotel, restaurant, and retail space, is planned to be under construction at the end of this year.

Lake Shadroe

White Stone Developments, a Cape Coral-based real estate developer, is developing a 48-unit Airbnb vacation resort for the growing northwest part of Cape Coral.

"We are going to have amazing sunset views out over the water," Robert Knight, founder and CEO of White Stone. "We are just looking forward to adding a little bit to Cape Coral, to putting Cape Coral on the map for tourism."

The site is surrounded by residential areas and next to the city's Burnt Store Boat Ramp, a 4.5-acre boat launch facility that provides access to the North West Spreader canal. 

Other amenities would include a waterfront restaurant, a gourmet café, a marina, a spa, and a cigar bar.

Plans for a mini marina will include 12 boat slips that will be rented out and reserved for different water-based activities like fishing and kayaking.

Knight said they are looking to break ground in May with a 16- to 18-month construction cycle for a late 2025 or early 2026 completion.

Lee Health and Bimini Square

CEO of Lee Health Dr. Larry Antonucci said the organization plans to invest more than $150 million in Cape Coral over the next few years.

"We are facing unprecedented growth here and as a result, we want to continue to grow to grow with the community as we have since 1996 when Cape Coral Hospital became part of the Lee Health family," Antonucci said.

Antonucci spoke on several plans for Cape Coral Hospital including adding fast-track rooms and observation beds to the emergency department, supplying more beds to have 34 beds in intensive care units, and the expansion of the dialysis program.

He also spoke on the shortage of providers saying that the recently begun internal medicine residency program at Cape Coral Hospital will bring 36 residents working and potentially staying there after the program ends.

"What we've learned is that about half of the doctors will stay where they do their residency training," Antonucci said. "We hope to retain many of those."

He also said he was excited about Bimini Square, which broke ground in October and will bring 47,000 square feet of medical space.

Bimini Square is a mixed-used development west of Four Freedoms Park that will include luxury apartments, a Deep Lagoon waterfront restaurant, and shops on three sites south of Cape Coral Parkway and west of Sunset Court.

The project consists of 13 parcels with five-story buildings on nearly 6 acre and includes a 25-slip transient boat dock, a parking garage, 500 spaces, and a commercial parking lot for the restaurant.

Medical office space compromises about 95% of the street floor frontage along Cape Coral Parkway. 

"When we analyzed where the need was for outpatient ambulatory care, that lit up as the number one location," Antonucci said.

Lee Health is also planning a care center facility akin to the one at Coconut Point on Pine Island Road that would include an emergency department, physicians' offices, testing, a pharmacy, a lab, outpatient, surgery, and an observation area.

Additionally, a 13-acre parcel on Veterans Parkway will be developed into a comprehensive outpatient facility in the next few years.

The $103 million mixed-use project broke ground on Aug. 23, 2022, in downtown Cape Coral and will welcome its first resident in late summer.

The 3.9-acre site will have 19,000 square feet of retail, commercial, and office uses on the first floor, four restaurants, 327 luxury residential units, and a 611-space parking garage, with two floors reserved for the public.
