How much it costs to rent a yacht isn’t always a very clear cut answer. There are numerous ways to charter a yacht and different factors can significantly increase or lower the cost of a yacht rental.

Here are the main costs to consider to estimate the total yacht rental price of your next yacht charter.

Yacht Rental Costs in a Nutshell

To calculate the price of a yacht charter, you need to sum the base fee of the yacht charter (the price you see displayed on websites), taxes (varies depending on destination), APA , crew gratuity and insurance cost . 

Depending on the details of your yacht charter, you will need to add between 30% and 100% on top of the base fee to have the total cost of your rental.

Here is an idea of the ranges you can expect for the yacht charter base fees :

• Motor Yachts – Sailing Yachts under 50ft: €4 000 – €15 000 / week
• Motor Yacht – Sailing Yachts between 50ft and 65ft: €15 000 – €40 000 / week

How is the total price of a yacht rental calculated?

There are two main categories of yacht charters: all-inclusive or separated charges. 

The all-inclusive yacht rentals option (rare)

The all-inclusive option isn’t very common in yacht charters, and tends to be for smaller yachts and cruise where it’s easier to package a standardized offer.

As the name implies, all-inclusive yacht charter offers a price that includes everything: fuel, food, beverages, and entertainment (diving and fishing equipment).

The “usual” option: base charter rates and separated variable charges to add on top

In most yachting websites, the price of a yacht charter only refers to the  base price  of a boat at its lowest possible charter time.

It doesn’t include many variable costs such as food and beverage, fuel, taxes, insurance and so on.

To understand the total cost of chartering a yacht when it’s not all-inclusive (which is almost always the case), it’s therefore important to split the costs that are included in the base rate of the yacht (the price you’ll see displayed on a website) from the costs that are not included in that base rate , that you will therefore need to add yourself if you want a precise estimation.

Don’t worry, the math isn’t rocket science.

The formula goes like this:

Total yacht charter price = Base charter fee + APA + Taxes + Insurance

The base charter fee of a yacht rental: Costs and factors included in the calculation

The base charter fee of the yacht rental is essential in calculating the total cost of your charter. Most variable costs are calculated as a percentage of that base fee and are simply summed up together along with the base fee to get the total cost.

Here is what you should know about the base charter fee.

The base charter fee follows a simple rule: the longer the yacht, the higher the charter cost

The boat’s size affects the base charter fee considerably. It determines the number of cabins and guest capacity , the number of staff on board, along with a lot of amenities that tend to get more spacious and more luxurious the longer the yacht gets. 

Everything that comes with the yacht (including the staff!) is included in the base charter fee.

The more reputable and in-demand the yacht is, the higher the base fee gets

A yacht reputation and popularity can also affect the base fee, even for boats within the same size range.

Boats are by definition limited in stock and follow supply and demand laws . When a particular yacht is in high demand, whether it’s thanks to its reputation, its features, the season or its recent appearance in a movie, series or TV shows the price of the charter can shoot up.

For instance, chartering a yacht featured in a James Bond movie such as  luxury yacht Regina  won’t cost the same as a regular model. Likewise for most yachts that are a part of the popular Below Deck TV show .

It can also be true for some classic yachts that had famous builders or previous celebrity owners.

The season does influence the yacht rental prices at the base fee level

Your yacht charter base fee depends to some extent on your date of departure. 

If you take your vacation during the busiest weeks of the year (high season) of a destination, you’ll pay a higher base price than someone who charters a yacht on low season dates.

In the Mediterranean, the high season is in summer while it’s in winter for the Caribbean. The yacht charter base fees will be at their highest during these months. 

Sometimes just a week or two can make a big difference to the price. Chartering a yacht in shoulder seasons can be a good idea when you are looking for good deals.

Likewise, since some destinations have very short seasons , it has increased demands and makes it more expensive.

International events will also increase the cost of a yacht charter. Expect to pay more if you want to attend the Monte-Carlo Masters (April), the Cannes Film Festival (May), or the Monaco Grand Prix (May) during your yachting vacations in the Mediterranean.

The destination you pick can affect the base charter fee of your yacht rental

Your vacation destination is an essential factor in the yacht charter charge that is included in the base fee. 

As the supply and demand law dictates, the more competition there is, the less you have to spend. It is why locations with large charter fleets are less expensive.

The Bahamas, BVI and the Mediterranean are for example more affordable than remote islands without established yachting industries.

The water toys are usually included in your base yacht charter fee and influence its amount

On a yacht, water toys don’t refer to your average backyard inflatable unicorns. Think instead of big equipment for marine activities: jet skis, kite-surf, kayaks, paddleboards, submarines, and expensive high-powered yacht tenders.

Some vessels come with sea pools or a giant slide to glide from the top of the boat straight into the ocean.

The base fee of your yacht charter is fixed and proportional to its duration

Most yacht charter companies only work ‘per week,’ and yacht owners rarely accept a shorter duration. Many companies have minimum stays of ten days, however some boats accept day charter or short periods, you can always ask your broker for an appropriate selection.

You can rent a vessel for two weeks or more, but the price won’t go down for longer holidays.

Now that we’ve seen what is usually included in the charter base fee, let’s find more about all these costs that you’ll have to add to the base fee to estimate your total yacht rental cost.

APA: the main variable cost of your yacht charter (add 20%-40% to your base fee)

The charter fee usually covers the cost of renting the yacht and the crew’s salary. But you still need to pay for fuel, provisions, and other extras for your trip.

APA is the standard system to pay your expenses on a luxury yacht charter, and it is generally a percentage of the charter fee. You’ll usually end up paying between 20% and 40% more than the base cost of the yacht charter in APA.

The amount varies a lot, depending on the ship and your activities. It will increase if the yacht has a higher fuel consumption, if you plan on cruising more than 4 hours a day, if you want to have onboard particular expensive brands, etc.

What does the APA cover?

APA covers all the day-to-day operating expenses. It also includes any special requests you might have while you’re on board. 

Here are the main costs of your yacht rental the APA covers: 

Food and drink

On your yacht charter, the chef can prepare all the dishes you want, whether you are vegan or low carb, whether you have allergies or require kosher meals. Make sure that you explain your food preferences to your broker.

Fuel Charges

Your fuel costs will depend on your boat, your itinerary, and whether you choose to cruise or stay at anchor. A sailing yacht charter can cost 10% less than a motor yacht charter because the fuel consumption is smaller.

This amount also includes the fuel expenditure of any water toys and tenders you use during your charter.

Harbor fees and dockage

The harbor fees and dockage will be more or less high-priced depending on your destination and season. All these costs will be included in your APA.

Communications Costs

For most people, yachting is about enjoying life outside of the daily routine. If you can’t survive without the Internet or satellite communications, you don’t have to worry. Your yacht charter will provide you all the digital connections needed. They won’t add much to the APA, but it’s still something that comes at a price.

Delivery fee

If you board or disembark the ship outside its usual harbor, you’ll have to pay a transportation fee to cover the fuel required to get your yacht to your requested destination.

Taxes: a cost that varies a lot from country to country (add between 0% and 35% on top of base charter fee)

Taxes do have an impact on the total cost of your yacht charter, especially in some destinations.

For example, in Europe, chartering a commercial vessel is subject to VAT . But fees vary significantly according to your destination and itinerary. Some countries have a 0-tax rate (Montenegro, New England), while in others a passage in the international waters can lower the VAT rate.

The taxes can vary from VAT, national parks entrance (la Maddalena in Sardinia for example), countries taxes etc. the VAT and taxes will be based on the charter fee, so make sure you discuss this with your advisor to anticipate the cost.

Here are some VAT rate applied on luxury yacht charter in 2022 :

–  Charter in France  will be at 20 % VAT based on charter fee

–  Charter in Italy  will charge 22 % VAT based on charter fee

–  Charter in Spain  will charge 21 % VAT based on charter fee

–  Charter in Croatia  will charge 13 % VAT based on charter fee

–  Charter in Greece  will charge 24 % VAT based on charter fee with a discount of 60% on charter of more than 48h ending usually at 12% VAT, this is subject to change in 2022.

Moreover some countries such as Spain or Greece charge a licence for a yacht to be able to embark passengers for a paid charter in their waters, this explains why not every yacht can cruise in all countries.

Crew gratuity: a good practice to include in the cost of your yacht charter (add 15-20% to the base charter fee)

The crew on a yacht work even if you don’t notice it. 

Serving, cleaning, preparing, fixing, they are the key elements that make your charter a success. 

Even if tipping is not strictly mandatory, it is common practice to include a tip to the team when you are satisfied by their services. 

The suggested amount is around 15-20% of your base charter rate . It is therefore important to include this amount in your yacht rental price beforehand.

Yacht charter cancellation insurance: a small cost that can save you a lot (add 15% of your base fee)

Cancelling or shortening a yacht charter can be very expensive if you don’t have cancellation insurance.

It is a small price to pay to ensure that all the money spent on your yacht charter will not go to waste if some unfortunate event leads you to miss your yacht rental.

Small motoryachts and sailing yachts under 50 ft (15m) can be chartered from 4,000€ to 15,000€ weekly.

Chartering motoryachts and sailing yachts between 50ft and 65ft costs between 15,000€ and 40,000€ weekly.

Between 65ft (20m) and 80ft (24m), you can expect motoryachts and sailing boats charters between 40,000€ and 70,000€ weekly. Between 80ft (24m) and 100ft (30m), the cost of chartering a yacht ranges between 70,000€ and 100,000€ weekly.

For yachts over 100ft (30m), the cost of charter ranges between 100,000€ and 1,000,000€ weekly.

He will be responsible for ensuring the crew stays within budget and will provide receipts upon request.

APA estimations are usually accurate. The captain will keep you updated during your trip. If you decide to go over the initial payment, you can top up the APA in cash or pay the balance during your trip.

With transparent communication, realistic budgets, and advanced provisioning, you may spend less than the APA and have the difference returned to you at the end of the cruise.

Get the base charter fee of your yacht rental, add taxes, APA, crew gratuity and cancellation insurance and you will have a very close estimation of your yacht rental cost everything included.

The base charter rate includes everything that is on a yacht: cabins, amenities, water toys along with the crew. Everything else (fuel, food, taxes…) come at an extra cost.

Crew gratuity is usually comprised between 15% and 20% on top of the base charter fee for most yacht rentals.

For sailboats in tax free areas, you can get away with a total cost of 30% on top of the base rate. In extreme cases (motoryachts in high taxed countries with big tips for the crew and cancelation insurance), you can more than double the base price. How much does it really cost to charter a superyacht?

While yachting is most likely the most prestigious way to travel, it isn’t reserved exclusively for billionaires. Owning large superyachts is a privilege reserved for only the very few but there is an opportunity to enjoy a week aboard one of these luxurious vessels. Chartering a yacht is far less expensive than owning one. Especially if your use of the yacht is scarce. So how much does it really cost to charter a superyacht for a week?

As an example, we will detail the expenses of a charter aboard Lady Carmen , a Hatteras 101′. She sleeps 10 guests, as most charter yachts, and features an on-deck full beam master suite with panoramic views. With a great array of toys and tender, a hot tub on the flybridge and an art deco interior she is one of the most popular charter yachts in the Carribean. 

The first expense when chartering a yacht is the charter fee of course. Lady Carmen is asking $53,000 a week for example. That first expense buys the yacht, the crew and the insurances for a week. Then comes the second major expense, the advance provisioning allowance (APA). Then advance is transferred to the yacht’s captain and will be spent on your docking fees, food, fuel used. That expense may vary depending on the yacht but is usually 30% of the charter fee. If it is not spent entirely by the captain because the guests simply do not engage in many expenses, it is restituted at the end of the charter. 

One of the last expense is the crew gratuity. Representing between 10% to 20% of the charter fee, it is a tip for the crew and the captain. On average that gratuity raises at 15% yet remains at the discretion of the charterer. The final expense is your travel to the yacht and plane tickets to the destination. 

If we recap these numbers, the total to charter a yacht as Lady Carmen in the Carribean raises to about $100,000 for a week for up to 10 guests. While owning a yacht such as Lady Carmen costs far more than the charter, there is a certain interest in chartering. If you are not sure you will be able to use the yacht extensively, chartering is probably your opportunity to enjoy the world of yachting. More than that chartering allows you to change destinations at will and explore the most remote area of the globe in the utmost comfort.

Yacht Charter Price Structure: “All-Inclusive” vs “Plus Expenses”

In the world of yachting, two types of crewed yacht charters are available to you – “All-Inclusive” and “Plus Expenses” charter experiences. What do these terms mean exactly? Here’s a quick look:

• All-Inclusive Yacht Charters – Some charters (mainly catamaran and monohull charters in the Virgin Islands) offer all-inclusive rates. That means rates are based on the number of guests, and they include all food and drink, water sports, and fuel costs. Dockage and taxes, though, are usually charged separately.
• Plus Expenses Charters – Rates for larger motor yachts do not include running expenses, which must be paid separately. For these luxury charters, the base price is for the yacht only. Additional expenses, i.e. food, bar, fuel, dockage, port taxes, and other expenses, are charged separately. Most frequently, the running expenses are paid by an Advance Provisioning Allowance, or APA, which is typically 35% of the base price; this is an amount that’s paid prior to the charter.

What can you expect to pay for a catamaran, a sailing vessel, or motored yacht? Here’s a quick overview of the average cost to rent a yacht (not including extra expenses) for the most common types available:

Factors that Affect Yacht Charter Prices

Since charter yachts are privately owned, prices are set by the owner. This can explain, in part, the wide range of differences in price between boats of similar lengths. Yet, several other factors can significantly impact price, including:

• The Yacht – The year the boat was built, the builder, previous owners, and the boat’s selection of water toys can also increase the cost of a yacht. Boats can also develop a reputation, i.e. the largest or most luxurious, or having a famous builder or previous owner. Reputation can also affect pricing.
• Season – Prices typically increase in the high season – i.e. high summer in the Mediterranean or winter in the Caribbean – and decrease in low seasons.
• Destination – Your charter destination also plays a role in charter cost. For example, prices increase in areas without large charter fleets (i.e. the Galapagos), whereas Bahamas yacht charters,   BVI charters , or Mediterranean yacht charter are priced more competitively.

Additional Costs Considerations on Yacht Charter

In addition to the cost associated with running the yacht and provisioning, there are a number of other costs that must be considered. These are the most significant:

Advanced Provisioning Allowance

The APA on Plus Expenses charters equals roughly 35% of the yacht’s base price. This is a fee that’s collected prior to charter, and it’s similar to an expense account the captain can access during the charter. At the end of the charter, you will receive a detailed accounting of your APA account, plus any unused APA funds in cash.

In the case of overages, you may be required to replenish the APA account during the charter. This can be done with cash, although many choose to set up accounts with their charter brokers , which can be accessed if requested by the captain.

Taxes and Value Added Tax (VAT)

Most boats – whether all-inclusive or Plus Expenses – will not include local taxes or a Value Added Tax into their charter rate. The charterer will be responsible for paying those taxes. Taxes range significantly by destination; here’s a look at some of yachting’s most popular destinations:

• The Bahamas – Tax: 4% plus 10% VAT
• BVI – Tax: between $6 and $16 per person per day, depending on the flag of the boat
• Croatia – VAT: 13%
• Florida – Tax: 6% for Broward County, 7% for Miami-Dade County
• France – VAT: 20%, however, 10% can be applied when an itinerary includes International Waters
• Greece – VAT: 12%
• Italy – VAT: 22%, however 6.6% (over 24m) and 8.8% (under 24m) can be applied when an itinerary includes International Waters
• Montenegro – NO VAT
• New England – NO TAX
• Spain – VAT: 21%
• Turkey – NO VAT

Charterers can purchase cancellation and curtailment insurance – which is similar to traveler’s insurance. This insurance can help cover costs if a charterer must cancel or shorten the charter. Charter brokers can help you weigh insurance options, and often offer several different options.

Crew Gratuity

While crew gratuity is certainly not mandatory, it is recommended, particularly if you were truly impressed with your charter experience. In general, crew gratuity is roughly 15-20% of the base charter rate, which is handed to the captain at the conclusion of your charter.

Delivery Fees

Our yacht operating cost calculator is now on it’s third major revision. We start with actual yacht expense data from our yacht management accountants and then generate formulas to extrapolate out the budget for a wide range of yachts. We have been providing accounting services to large yachts for the past 18 years.

Our operating cost calculator is tuned for yachts from 80 to 600 feet. We find operating variables create the largest variances for yachts smaller than 100 feet and larger than 250 feet. We have tested the numbers the most in the range from 100 to 250 feet.

Our budget calculator factors in the fuel burn for a range of engine sizes typically seen installed on yachts by length. By dragging the green “fuel dockage” slider to the right you will increase the projected fuel burn rate and therefore the budget cost for fuel. Our default position would be for a typical displacement fuel burn. Position the slider in the 60-80% range for fuel projections for planning hulls.

Our default values produce a budget number that we believe is generous to run a yacht to a high standard. Perfect is a very expensive word to use in the yachting industry where standards are already high. Moving the crew and maintenance sliders to 80% will provide an “industry best” quality of crew and give them the maintenance budget to operate to a very high standard. If you need to go over the 80% area then you may have unusually labor intensive equipment on the yacht.

Yes, our yacht operating cost calculator can output a budget suitable for this situation. Adjust the owner use to 2 (minimum value), owner slider to 0, crew slider to 10%, Administration to 10%, Fuel and Dockage to 0, Maintenance to 10% and then Capital Repairs to 0. This will remove all of the large charges associated with owner use and vessel movement but leave the essential base maintenance and insurance in place.

Lift on and float in yacht transport is a popular way to transport yachts across large ocean passage. The yachts that this service certainly applies to are ones that may not have the motoring range or structural integrity for blue ocean cruising. The cost of transporting a yacht twice per year is put into our budget once the “Fuel Dockage” slider hits 75%. If your yacht has the range we recommend self-sufficient ocean passages whenever possible. Whilst the transport companies sell their services based upon reportedly well oiled operated schedules the reality is that your yacht may stay waiting for pickup for a week or more with no compensation due. When factoring in all secondary factors of self-sufficient passages (increased fuel, maintenance, potential storm damage, crew time off, extra delivery crew) compared with transporting your yacht (insurance, potential loading / unloading damage, loss of schedule control, no work whilst underway, crew flights, crew accommodation) we believe that there is a 100% premium associated with float in transport and a 75% premium with lift on transport compared with self-powered.

Abandoned yachts crash in value. We recommend that even if you are trying to sell your yacht that you use the yacht for a minimum of two weeks per year so that systems are tested and working every six months. There is nothing worse for a yacht than not being used. If you truly are not going to use the yacht then you should sell it immediately for the first genuine offer as every dollar you put into maintenance will not be recovered at the time of the sale.

We did not build this version with sailing yachts in mind. Early in our development of this version we decided to exclude sailing yachts as a few of the major cost drivers scale very differently for sailing yachts compared with motor yachts. For example: To calculate paint costs we reviewed the surface area of over 100 large yachts and created a formula for painted surface area to length. Sailing yachts just don’t scale in a consistent way. Similarly crew numbers don’t scale in the same manner that they do for motor yachts. If there is sufficient demand we may build a sailing selector switch into a future version of this tool.

We hate to hear when yacht owners were told by their broker to factor in 10% of the purchase price to operate the yacht. This over used saying is sadly right occasionally (particularly for newer yachts in the $20-30M range)… but just because a broken watch tells the right time twice a day you shouldn’t rely upon it to tell the time. As yachts get older their capital value decreases but their maintenance costs increase. There is no way that a fixed 10% of purchase cost rule can be true… if your broker told you this rule then you need a new yacht broker… we know some good ones. 😊

Rest assured that there weren’t any serious accidents because Home is currently available for charter in the Caribbean region at a cost ranging from $245,000 to $273,000 per week , depending on the season. Meanwhile, Home — the first diesel-electric motor yacht to appear on Below Deck — is also listed for sale with an asking price of just over $30.8 million. Per the listings, the superyacht, which Dutch shipyard Heesen built in 2017, sleeps up to 12 guests in six cabins and features contemporary, “Ibiza-style” decor. Among Home ’s many amenities are a large sun deck, jacuzzi, swim platform, air-conditioned gym, and sky lounge.

Home also sleeps up to 10 crew members. In Below Deck Med Season 7 , that includes Captain Sandy, returning Season 6 deckhand Mzi “Zee” Dempers, and newcomers: chief stew Natasha Webb, chef Dave White, bosun Raygan Tyler, stews Natalya Scudder and Kyle Viljoen, and deckhands Storm Smith and Jason Gaskell. Following her involvement in Hannah Ferrier’s mid-Season 5 firing, Malia White cited a scooter accident and pending exams — not fan backlash — as her reasons for not returning for Season 7. (“It’s not that I might never come back to the show,” Malia told Showbiz Cheat Sheet in May. “I’m just not on the next season.”)

Season 7’s “new boat with new department heads” might bring Captain Sandy some challenges during her “first time ever in Malta,” but she’s naturally ready to face them all head-on. The network also told viewers to expect “outrageous costumes, wild nights out, and some major inter-departmental drama,” which “doesn’t even cover what the charter guests are going to bring in the new season.”

As always, expect plenty of romance at sea, too. As Bravo’s first look teased, “boatmances” will be a major topic of conversation this season, including flirtations between Natalya and Storm, as well as several questions about the true nature of Natasha and Dave’s relationship. There could even be a fling between a crew member and a charter guest, too. Though Bravo is premiering the series on July 11, Peacock subscribers can access new Below Deck Med Season 7 episodes a week early beginning July 4.

Fans can also experience Home for themselves off-screen — but it will cost way more than their monthly cable bills.

Millennial Money: Installment plans for rent divide up payments, but drive up costs

In January, I received an email from my apartment complex saying that I could now divide my monthly rent into two payments via a product called Flex.

I would make the first payment on the first of the month, but I could choose when to make the second payment. According to the email, this would help me pay rent on time, improve my cash flow and even build my credit history. Enticing, right?

It sounded familiar. “ Buy now, pay later ” plans, popular in the retail industry, operate similarly. With buy now, pay later, you pay for a purchase over a series of installments, usually with no interest, which can help manage the expense.

But needing to divide up a payment to afford something — especially on a line item as crucial as housing — could spell financial trouble for some renters.

THE CURRENT STATE OF RENT

Picture this: Someone wraps a thick rubber band around your arm and pulls tight until the sensation goes from uncomfortable to downright painful. That’s what paying rent has felt like for many Americans over the last few years.

In 2022, a record 22.4 million renters spent more than 30% of their income on rent and utilities, according to a January 2024 report from Harvard University’s Joint Center for Housing Studies. Of those renters, 12.1 million spent a staggering 50% or more, an all-time high.

By federal guidelines, these renters are considered cost-burdened (or severely cost-burdened, in the case of the 50% spenders). To be cost-burdened is to live in a world of limited choice. Should you pay rent or buy groceries or go to the doctor?

Joanne Danganan, an accredited financial counselor in Los Angeles — one of the most expensive rental markets in the country — says it’s common for clients to have over 40% of their income tied up in rent, leaving every dollar in their budget accounted for and sometimes more.

“How much are you making versus how much are you spending?” she says. “If the math at the end is a negative number, you’re spending way too much.”

HOW INSTALLMENT PLANS FOR RENT WORK

Companies like Flex, Best Egg and Jetty position themselves as part of the solution. Flex partners with thousands of U.S. rental properties to offer its line of credit, which it says can help soften the blow of rent with smaller payments that are easier to manage.

“By providing flexibility over the most significant recurring expense for most people, Flex is an important and valuable solution for renters navigating the complexities of the current and evolving rental landscape,” said Kala Nicholson, senior vice president of marketing at Flex, in an email.

Here’s how it works. You can apply for a line of credit or loan from one of these companies as long as you’re eligible — usually, your property manager must agree. If you’re approved, the company pays part or all of your rent on the first of the month by tapping the line of credit or loan. Then, you pay back what you borrowed to the company in one or more installments by the end of the month.

You won’t pay interest in the traditional sense, but the service isn’t free. The email from my apartment says I would need to pay a monthly membership fee of $14.99, plus a bill payment fee of 1% of my total rent.If your rent is $1,500, that’s about $30 in fees. If you repay Flex in 25 days, that’s an annual percentage rate of about 29%. Consumer advocates consider 36% to be the affordability ceiling on interest for a loan.

Some companies also report payment history to the credit bureaus, which can help build your credit score if you pay on time.

Danganan says these products may be an option for renters who have the money for rent but struggle to regulate their cash flow, like gig workers with unpredictable pay.

“I can see it as a tool that you graduate from eventually,” she says. “It should not be a permanent solution.”

ALTERNATIVES TO INSTALLMENT PLANS FOR RENT

If you don’t have the money for rent, paying in installments won’t help. It can even hurt, since the fees make your rent more expensive, and failure to repay the company can lower your credit score if the company reports missed payments.

Instead, look at your earnings versus expenses and consider adjustments. Picking up a side hustle, selling stuff you don’t need or getting a roommate are better solutions than financing, Danganan says.

If you still can’t afford rent, talk to your property manager or landlord as soon as possible, says Jeremy Lark, senior manager of program performance and quality assurance at GreenPath, a nonprofit credit counseling agency. They may be more amenable than you think, especially if you have a history of on-time payments. Some may offer payment flexibility without fees, he says.

Average monthly UK rent up 9% – the highest annual increase recorded

Cost of renting rises in all parts of the UK, ONS says, with the average monthly rent in England now £1,276

The average monthly rent paid by tenants in the UK rose by 9% in the year to February, official figures show – the highest annual increase since records began in 2015.

Figures released by the Office for National Statistics on Wednesday highlighted what one campaigner described as a “cost of renting crisis”, with prices rising in all parts of the UK.

In England, average monthly rents hit £1,276, a 8.8% increase year-on-year. In Scotland, they rose by 10.9% to an average of £944, and in Wales by 9% to £723. The data for Northern Ireland lags the rest of the UK, and the ONS reported a 9.3% rise there over the year to December 2023.

In England , the biggest rise was in London, which already had the UK’s highest rent. The average monthly cost faced by a tenant was up by 10.6% year-on-year at £2,035.

Rents have consistently increased since the ONS series began, but the pace of change has accelerated in recent months, with a combination of higher interest costs for landlords and a fall in the number of rental properties available driving up prices.

February’s figures are the highest since the ONS started publishing this index, which is based on new and existing tenancies in England and Wales, newly advertised lets in Northern Ireland and predominantly new lets in Scotland .

Ben Twomey, the chief executive of the campaign group Generation Rent, said the figures were “shocking but not surprising” and tenants were reaching “the very end of what we can afford”.

“As the cost of living crisis apparently eases, the cost of renting crisis is continuing at pace,” he said. “This is not just down to landlords’ costs going up – more than half of privately rented homes have no mortgage attached to them – so clearly landlords are raising the rent just because their tenants have no choice but to pay these prices.”

He called on the government to outlaw unaffordable rent rises and build more affordable and social homes.

Greg Tsuman, the director of lettings at Martyn Gerrard estate agents and president of the industry body Arla Propertymark, said rents would continue rising and blamed taxes on landlords for driving part of the increase.

“It is sadly unsurprising that we are witnessing the highest increase in private rents since records began. The market is under immense pressure on every front – high interest rates, a total lack of new supply for housing and landlords exiting the market due to onerous tax obligations.”

He said this had “created a perfect storm” and called for an overhaul of tax rules for landlords.

“The government needs to act urgently because this situation is unsustainable. Reform is needed to dramatically increase the supply of housing and we need to urgently review the tax regime for private landlords and reintroduce mortgage interest relief … This would attract landlords back to the market and help fix the supply gap.”

In advance of the figures coming out, the charity Independent Age said older renters risked “being left behind” unless the government did more to protect them.

Publishing a report entitled Paving the way: How England can learn from other nations about supporting older private renters , it said above inflation rent rises were “especially difficult for those on a low, fixed income to absorb”.

Its polling showed that 45% of older private tenants in England felt anxious about being able to afford their rent, and called for the government to look at schemes such as Ireland’s Rent Pressure Zones where rents cannot be increased by more than inflation, or by more than 2%.

Joanna Elson, the chief executive at Independent Age, said: “It’s clear that England is lagging behind many other countries in protecting tenants in later life.

“While nowhere in the world is perfect, there is plenty the UK government can learn from across the globe, and even from our neighbours who make up the rest of the UK, to better protect the rapidly growing number of people renting in later life.”

While mortgage rates have remained high, renters have stayed put or delayed their plans to purchase homes.

These trends have contributed to a leveling out of rental rates across the country over the last year. However, a new report says this highly depends on where you live in the U.S.

Zumper's February rent report details how much renters can expect to pay in 2024. The report looks at over a million active listings in the 100 largest cities in America – including Arizona.

Valley cities like Scottsdale and Glendale showed a significant decrease in rent rates. Scottsdale experienced a 14 percent drop to an average cost of $1,680 for one-bedroom rentals, breaking into the top five behind Irving, Texas, and Albuquerque, New Mexico, at 15 percent. A two-bedroom rental in Scottsdale fell 18% to $2,200.

In Glendale, the average cost for a one-bedroom dropped by 9 percent, falling to $1,220. Similarly, the cost of a two-bedroom apartment fell by 13 percent, landing at $1,450.

Other measured cities in Arizona include Tucson and Gilbert, which did not see a percent change, and Mesa, which saw a 5 percent drop in one-bedroom apartments. By contrast, rates for two-bedroom apartments rose nearly 12 percent in Gilbert and almost 5 percent in Tucson. Mesa saw an approximate dip of about 8 percent in two-bedroom rates.

The national rate fell as a whole by 0.7 percent from February 2023 to February 2024. By contrast, the same rate for two bedrooms increased by 0.7 percent.

Why are rent prices dropping?

A report from Zumper, the rental finder, links the drop in rent prices to several contributing factors happening across the country.

Localized factors such as new constructions in the Western United States, "are seeing rents drop due to new supply, the national rates are being stabilized by the rent hikes in low-supplied Midwest and Northeast cities," according to the report.

How Does Paris Stay Paris? By Pouring Billions Into Public Housing

One quarter of residents in the French capital live in government-owned housing, part of an aggressive plan to keep lower-income Parisians — and their businesses — in the city.

Thomas Fuller, a former European Union and Paris correspondent, returned to the French capital to interview public housing tenants and officials from Paris City Hall.

The two-bedroom penthouse comes with sweeping views of the Eiffel Tower and just about every other monument across the Paris skyline. The rent, at 600 euros a month, is a steal.

Marine Vallery-Radot, 51, the apartment’s tenant, said she cried when she got the call last summer that hers was among 253 lower-income families chosen for a spot in the l’Îlot Saint-Germain, a new public-housing complex a short walk from the Musée d’Orsay, the National Assembly and Napoleon’s tomb.

“We were very lucky to get this place,” said Ms. Vallery-Radot, a single mother who lives here with her 12-year-old son, as she gazed out of bedroom windows overlooking the Latin Quarter. “This is what I see when I wake up.”

Public housing can conjure images of bleak, boxy towers on the outskirts of a city, but this logement social was built in the former offices of the French Defense Ministry, in the Seventh arrondissement, one of Paris’s most chic neighborhoods. It’s part of an ambitious and aggressive effort to keep middle- and lower-income residents and small-business owners in the heart of a city that would otherwise be unaffordable to them — and by extension, to preserve the ineffable character of a city adored by people around the globe.

This summer, when the French capital welcomes upward of 15 million visitors for the Olympic Games , it will showcase a city engineered by government policies to achieve mixité sociale — residents from a broad cross-section of society. One quarter of all Paris residents now live in public housing, up from 13 percent in the late 1990s. The mixité sociale policy, promoted most forcefully by left-wing political parties, notably the French Communist Party, targets the economic segregation seen in many world cities.

“Our guiding philosophy is that those who produce the riches of the city must have the right to live in it,” said Ian Brossat, a communist senator who served for a decade as City Hall’s head of housing. Teachers, sanitation workers, nurses, college students, bakers and butchers are among those who benefit from the program.

Making the philosophy a reality is increasingly hard — the wait list for public housing in Paris is more than six years long. “I won’t say this is easy and that we have solved the problem,” Mr. Brossat said.

Paris is being buffeted by the same market forces vexing other so-called superstar cities like London, San Francisco and New York — a sanctum for the world’s wealthiest to park their money and buy a piece of a living museum. The average price for a 1,000-square-foot apartment in the center of the capital today is 1.3 million euros (about $1.41 million), according to the Chamber of Notaries of Paris .

The Fondation Abbé Pierre, an influential charity, was unusually emphatic in its annual report, published in February, calling France’s affordability crisis a “social bomb,” with rising homelessness and 2.4 million families waiting on public-housing applications, up from 2 million in 2017. Still, the measures that Paris has taken to keep lower-income residents in the city go far beyond the initiatives in most other European cities , not to mention American ones.

Every Thursday, Jacques Baudrier, the Paris city councilor in charge of housing, scrolls through the list of properties being exchanged by sellers and buyers on the private market. With some exceptions, the city has the legal right to pre-empt the sale of a building, buy the property and convert it to public housing.

“We are in a constant battle,” said Mr. Baudrier, who wields a 625 million euro annual budget.

The fight, he said, is against forces that make buying Parisian real estate impossible for all but the well-to-do, including buyers who snap up apartments as pieds-à-terre and then leave them empty for most of the year. Paris has also sharply restricted short-term rentals, after officials became alarmed when historic neighborhoods, including the old Jewish quarter, the Marais, appeared to be shedding full-time residents as investors bought places to rent out to tourists.

At the same time, the city has built or renovated more than 82,000 apartments over the past three decades for families with children. Rents range from six to 13 euros per square meter, depending on household income, meaning that a two-bedroom, 1,000-square-foot apartment might go for as little as 600 euros ($650) a month. It has also built 14,000 student apartments over the past 25 years; monthly rents at one complex currently nearing completion in the 13th arrondissement start at 250 euros a month.

For City Hall, social engineering also means protecting the petits commerces, the small shops that contribute to the city’s sense of timelessness. When visitors here meander through what seems like a series of small villages, with boulangeries, cheese shops, cobblers and mom-and-pop hardware stores, it is not entirely organic.

City Hall has a direct hand in the types of businesses that take root and survive in Paris because it is the landlord, through its real estate subsidiaries, of 19 percent of the city’s shops. Nicolas Bonnet-Oulaldj, the city counselor who oversees the city’s commercial landholdings, said his office is constantly studying neighborhoods to maintain a balance of essential shops and limit the number of chains, which can usually pay higher rent.

“We don’t rent to McDonald’s, we don’t rent to Burger King and we don’t rent to Sephora,” said Mr. Bonnet-Oulaldj. He acknowledged that in some neighborhoods where private landlords have rented to chains the battle has been plainly lost.

The city is deliberate in what shops it chooses. In an area that had become thick with hairdressing salons, City Hall rented to a boulangerie and a cheese shop. In other neighborhoods it has chosen to rent to bicycle repair shops, in part to reinforce the city’s push to reduce the number of cars in favor of bikes. It doesn’t rent to massage parlors on the grounds that they are sometimes fronts for prostitution.

A few minutes from the Place de la Bastille is one of the beneficiaries of the city’s retail policies. Emmanuelle Fayat, a luthier who restores and services violins for orchestra musicians, sits surrounded by maple and spruce and the tools of her trade: neatly organized rasps, planes and chisels. She rents her shop for “a modest amount” from a city-owned real estate management company.

“I have no knowledge of marketing and I’ve never asked myself how to become rich,” Ms. Fayat said on a recent afternoon. “I just want to do my job. I like my profession more than money.”

About a mile away, in a neighborhood rich with cafes and restaurants, Librairie Violette and Co, a feminist and lesbian bookshop, is another beneficiary of Paris’s retail diversity program. When the bookshop’s previous location was bought by an insurance company and the original owners retired, a group of women that wanted to keep the business going struggled to find a new home and announced they were closing the store.

City officials reached out and offered a new space at below-market rates. “Banks refused to lend us money,” said Loïse Tachon, a co-manager of the shop. “They didn’t think it would be lucrative enough.”

Further north, near the Buttes-Chaumont park, the city rents a storefront to Desirée Fleurs, which specializes in flowers grown in the Paris region. Audrey Venant, the co-founder of the shop, sees the program as a necessary and protective guiding hand.

“Local businesses are very, very fragile,” she said, surrounded by narcissus, ranunculus, snapdragon, all perfumed by eucalyptus. “I see a lot of bankruptcies.”

Ms. Venant and her husband, a painter and sculptor, live in a 750-square-foot loft that is also part of the city’s public-housing program. Her monthly 1,300-euro rent is well below market rates, she said.

The French statistics agency, Insee, reports that Paris is home to more than 10,000 nurses, 1,700 bakers, 470 butchers, 945 garbage collectors and 5,300 janitors. The push for more social housing and other programs to make the city more affordable has coincided with the dominance of left-wing political parties, who came to power in 2001 after decades of right-wing rule.

But François Rochon, an urban planning consultant, said there is a functional consensus between right and left in France today on the need for public housing that mirrors some other European nations, but not the United States. “Living in social housing is not stigmatized,” said Mr. Rochon, who pointed to its roots a century ago in France, when companies built apartments for their workers.

As a measure of the left-right alignment on the issue, Benoist Apparu, a former housing minister who served in a conservative government, described social housing as “absolutely essential.”

“A city, if it’s only made up of poor people, is a disaster,” said Mr. Apparu, who now works for a property developer. “And if it’s only made up of rich people, it’s not much better.”

Paris’s housing program is part of the trade-off of the welfare state: affordable health care and education in exchange for some of the highest income-tax rates and social charges in Europe. Public housing, however, is increasingly available only for those lucky enough to get it.

There also is vestigial cynicism in Paris about public housing after a series of scandals in the 1990s, when some conservative politicians were revealed to be paying cheap rents for luxury city-owned apartments. Today, the city awards public housing through a system that strips the names of applicants and prioritizes them through a points system that factors income and family circumstances.

Mostly, resistance comes at the local level, Mr. Rochon said. Residents in central arrondissements, for example, have often pushed back against building public housing, and the neighborhoods remain bastions of the wealthy. There is also disagreement about how far the government can or should push public housing in the future. The current goal is for Paris to have 30 percent public housing for low-income residents and 10 percent for middle-income residents by 2035.

Mr. Baudrier, the Paris City Council member, said he believes that in the long term, 60 percent of housing in the city should be public and reserved for low- and middle-income families.

But building new public housing has been particularly challenging because so much of the city is already so densely packed — and often protected by landmark status.

City planners have negotiated with the public railways to buy old train yards and rights of way. They’ve also seized on opportunities like the one that arose in 2018, when the French Defense Ministry consolidated its offices in Paris and the city negotiated to buy the l’Îlot Saint-Germain for well below market rates. The ensuing construction of 253 apartments was financed by the sale of part of the building to a Qatari investment fund, which is building a luxury hotel, as well as low-interest government loans that have durations as long as 50 to 80 years, according to Emmanuelle Cosse, a former housing minister.

City Hall has also taken over condemned buildings. Fabrice Chaillou, a father of two who manages computer networks, lives in public housing on the northern edge of Paris that was built from the ruins of a dilapidated neighborhood. He pays 980 euros a month for a three-bedroom apartment that he waited 10 years to get. Among his neighbors are a janitor, teachers, a car salesman and a police officer.

The program has allowed Mr. Chaillou and his wife to raise their two children in the city. But he knows that the future of social housing will always face at least one big challenge: “The problem is that once you get in, you never want to leave.”
